Should developers push for a higher owner’s contingency or stick to a skinnier budget?
🏗️ (from Taylor Quan Horowitz)
While padding contingencies helps protect against unforeseen costs, lenders will usually catch "fat" budgets and require developers to tone them down to fit their loan models. On the flip side, running too thin leaves you exposed down the road.
While a 5% to 10% hard cost contingency is standard, it ultimately depends on design completion, project complexity, construction risk, and subcontract quality.
Which strategy do you lean toward when pitching to lenders? Let us know in the comments!

Would you pay $150 million for a Boston-area apartment property—and what would it take for the deal to pencil?
Boston and Cambridge have powerful demand drivers: universities, hospitals, life sciences and technology. But a deep renter base is only part of the investment case.
Taylor Quan Horowitz walks through an illustrative 250-unit acquisition, from rental income and operating expenses to the assumptions behind a $165 million valuation.
The catch? A half-point increase in the cap rate brings that estimate down to roughly $148 million.
How much room does the deal really have? Explore the numbers in the full analysis: theproforma.com/article/bost…

#Tokyo added more homes last year than NYC, LA, and SF combined 🏙️
The result? Rent in a city of 14M people has stayed virtually flat for 20 years.
How? A single, national zoning rulebook instead of neighborhood-by-neighborhood battles.1

Why You Shouldn't Sleep on Orlando Retail Real Estate
Is Orlando retail real estate poised for major rent growth? Strong tenant demand is colliding with extremely limited supply, creating a unique opportunity for landlords and investors.
In this video, we break down the latest stats and key drivers behind Orlando's market performance:
✔ Vacancy Rate: Currently at 3.9%
✔ Rent Growth: Up 2.9%
✔ Leasing Activity: Increased by 30% over the last year
✔ Supply Pipeline: Only 700,000 sq. ft. under construction in a 160M sq. ft. market (less than 0.5% of total inventory)
✔ Backed by strong population growth, an expanding consumer base, and a bustling tourism economy, limited development is keeping vacancy low and giving landlords pricing power.
Are you looking to invest in Orlando's growth, or are you sitting this one out?

More capital is flowing into commercial real estate. That doesn’t mean more projects are breaking ground. CRE investment is on track to grow 16% this year, according to CBRE’s midyear outlook.
Lending conditions are improving. Yet multifamily construction continues to pull back, and expectations for lower borrowing costs have shifted. The result is a recovery moving at different speeds—for investors, lenders and developers.
Our latest analysis examines where the market is holding its ground, where construction is gaining momentum, and which risks could shape the rest of 2026.

You’ve tried the chatbot. Now AI can connect to your projects. Our new #ebook is live: What Does ChatGPT Mean for Real Estate Development?
📖 Read it here: northspyre.com/resource/what…
Development teams are already using AI to summarize contracts, analyze budgets, and prep for meetings. That’s useful. But copying exports into a chat window isn’t an operating model.
💡Inside the ebook:
→ Why a harder capital and cost environment leaves less room for weak controls
→ What #MCP is, in plain English, and why it changes how AI reaches project data
→ Which work AI should interpret, and which outcomes project controls must govern
→ 10 prompts every development team should be able to ask, (we posted one yesterday)
→ A 90-day plan to move from experimentation to governed action
→ How to connect Northspyre to ChatGPT, Claude, and Microsoft Copilot
The #AI model will keep changing. Your source of truth, financial logic, and permissions shouldn’t.

It’s getting harder to build apartments. Could that make the opportunity more compelling for developers who actually can?
In his latest article, @jayparsons examines how rising construction costs and financing constraints could prolong the slowdown in new starts—and reduce the competition facing projects that move forward. Some previously oversupplied markets are already seeing rent momentum improve as deliveries taper off.

For developers with access to capital and the ability to make deals work, a thinner future pipeline could strengthen the case for building.

Is Pittsburgh’s multifamily market overlooked, or is it built for steady returns? 🏢📉
While national rents are declining, metro Pittsburgh rents grew by 2.5%. Central Pittsburgh saw an even bigger leap, with rents jumping 4.2% while vacancy dropped 100 basis points!
With apartment construction deliveries slowing down and sales activity dropping 50% last year, buyers may have greater leverage in a market driven by:
✅ Persistent rent growth
✅ Easing supply pressure
✅ Stable, defensive demand
👇 What’s your strategy? Are you buying ahead of these market fundamentals, or waiting until the opportunity is priced in?

The West is now the clear exception in U.S. real estate development.
Northspyre’s September Development Index clocked 52.4 for the region—its third consecutive month above the 50-point expansion line. Every other Census region finished below 43.

Ever wondered why #housing policy conversations seem to go nowhere? Most people use the term "affordable housing" like it's a single category, but the real definition completely changes how cities get built.

The Midwest crossed into expansion territory in early summer. By September, its NDI had fallen to 39.4, showing how stability is still elusive for the region.
Fortunately, data centers, manufacturing and industrial investment are still moving forward. The bigger question is whether those projects are reaching the wider development market.

Today, Northspyre is unveiling the Northspyre Development Index (NDI): the industry’s first recurring measure of U.S. real estate development conditions. Built from anonymized, aggregated activity across the Northspyre platform, the NDI provides a monthly view of whether development conditions are improving or deteriorating.

The inaugural September reading was 42.4. Readings below 50 signal deteriorating conditions—evidence that, while the industry has moved beyond the acute stress of 2024, higher capital costs and more demanding underwriting are still limiting viable new projects. Published monthly, the NDI will show where momentum is building, where pressure remains, and where opportunity may emerge.
