I’m not entirely sure yet. At first, when we were ordering in early Oct, they all pushed back asking for an extra $200.
If volume stays 💩y, I can see them staying the same. If volume ramps and everyone pivots at the same time to the 3.6, I could easily see a set price higher.

I started the weekend with no bots…I’m finally taking a break to go for a trail run to get away from my computer.
Currently tally, 16 bots. One group of five, a group of three, and the rest independent.
This week will be fun…
What changed in football this year that has so many crazy scores in < 60 seconds to close out games?
I'm thinking about a weird bot feedback loop and am curious if it's already alive and well. People are creating bots to scrub online content, then creating bots to answer "in my voice"...so the bot is likely reading what other bots posted in the voice of some person that may not actually be the voice or the real thoughts of that person...and everyone just has their bots communicating with other bots.
Half the videos I hear people in my industry creating aren't even their thoughts or words; it's a "Give me a script of 170 words for a reel on this topic in my voice."
Maybe that's why podcasting or video is really the only way to get authentic thought moving forward...
My daughter hit someone last week in my (more hers these days) SUV. I’m driving it around this morning with the bumper and front quarter panel banged up and can say that people notice, and seem to drive/walk differently around me. It’s kind of funny to see… the people that normally walk slower than molasses across the street on the crosswalk seem to jog consistently now. lol
Addiction comes in all different forms, but this definitely lands. I’ll be sharing this one with my kids as it’s a perfect illustration of how it unfolds.
Realtors, what are you seeing in your area for new construction commission incentives? Remember the pandemic days when you got a flat $5k or 1%. I'm hearing 3% + $5k-$10k, with half the commission paid up front and the other half at completion. Funny how the pendulum swings.
In Q3 2022, PulteGroup posted a sales incentives rate of 2.2%, which amounted to $11,000 in incentives on a $500K home sale
In Q3 2026, PulteGroup's sales incentives rate came in at 10.4%, equating to about $52,000 in incentives on a $500K home sale

The change in the past 30-45 days ranks among the top in my career for reversal in home buying energy.
Today was mildly better - but every buyer is being quite opportunistic in their engagement. Will sellers play ball?? TBD…
PulteGroup CEO Ryan Marshall: Housing market conditions have only gotten tougher over the past 45 days
"I fully appreciate that this isn't a very upbeat message for an earnings call, but it's important to acknowledge the change in the market conditions over the past 30 to 45 days" - Marshall told analysts on October 22, 2026
Does anyone have this broken down into states?

The freedom in where people can live and work today will continue to put pressure on states and local governments.
I have three different clients right now who have sub-3% rates buying homes in Florida. The income tax savings on personal income and windfall from selling businesses more than pays for 100% of their living expenses.
In the case of my clients, only one is selling their current home. The other two plan on keeping it because they plan on going back and forth.
Whoever would have thought you could buy a second home for free just by understand tax codes?
So my wife and I were just laughing…we legit thought there was like one kind of woodpecker. We now consistently see:
1. Downey
2. Hairy
3. Red-Bellied
4. Northern Flicker
5. Pileated
We saw the Northern Flicker today - really awesome looking bird.
The most destructive to my house are the two small ones - Downy and Hairy. The one that crushes the trees is the Pileated.
This is all started with my wife’s Mother’s Day present. The Bird Buddy!
This is awful - couldn’t imagine it happening.
But we should also acknowledge that kids that age shouldn’t be riding those powerful e-bikes. Severna Park’s traffic is very heavy, and it seems like every kid in town has one these days.
Very sad…it was at night, at a crosswalk that always feels a little sketch due to speed, location, width of road.

Just checked our MTD numbers; they match my report from earlier this month: volume down 27%, units down 37%. Shows higher-end homes continue to outperform.
This weekend's activity will be the true tell for the market. Rates late this week can be quoted with a 6-handle...will it do the trick?
That moment you build your first successful bot is wild to experience...because your brain explodes with possibilities as you all of a sudden see things very differently. It's hard to explain until you've done it for yourself...
