We made them take the picture before lunch.
DPC physicians and MDs looking at the DPC model from all over NC and SC .
Nothing like watching all theses MDs learning about how to structure, start and grow their businesses.
CRE, EOS, legal, operations.
We are going to need a bigger venue for the next one 😬😁😊
Thankful for Patrick, an owner @Sweetwaters in Indian land who came in early (before 6am) to make coffee for or event this morning.
Over a third of our business comes from referrals. That's not marketing. That's what happens when you treat the last client like they're the only one. Clients for life.
What do you do when you have two parties that do not want to talk to each other and are angry? 😠 😤
I listen, then I walk them through the potential outcomes. I use this all the time “at the end of the day, Is the fight really with the fight”
Early in my career I chased every tenant who called. Wasted hundreds of hours on people who couldn't sign. Now the first question we must answer is simple: can you actually execute? Saves everyone time.
As I prepare to meet with over 50 physicians this Saturday, one of the topics is how Healthcare growth affects where medical practices want to be, how much parking they need, and what an office must deliver. Location matters. So does function.
It’s been a day. Many good things. One really bad thing.
I’m the one that has to be the bad guy and break the news.
Y’all send me some good vibes
I truly embrace a client for life philosophy after I heard David Dirkschneider talk about this years ago.
This week one invited me to an event he was sponsoring and said he has two new deals to discuss.
We started running our listings through AI to sharpen who the real buyer is. Lead flow went up. The tool isn't the edge. Knowing what to ask it is.
The older I get, the more patient I become. My dad modeled that for me.
Telling someone the answer solves today's problem.
Walking them through it solves the next ten.
Two full-asking offers on land this month. Priced right plus marketed hard, buyers don't haggle. Overpriced listings get a tour. Well-priced ones get a contract.
Got a tenant in default? That's not the end of the story. It's a re-leasing window. We just signed a retail lease starting Dec 1, before the old tenant was even out. Start marketing early.
On Our call this week we talked about moving listings.
if your listing hasn't been re-marketed in 3 weeks, it's invisible. You have to refresh and resend every 20 to 21 days. Same building. New eyes. Everyone gets it multiple times.
Every time I have an appointment at the VA, their processes are better than the time before. Love my Charlotte NC VA. @DeptVetAffairs
No matter what the market looks like, transactions happen. Don’t spend time worrying about what the news says. Prospect and keep people up to date on what’s trading.
Under contract is not closed. Our rule: get the buyer's due diligence schedule in writing on day one and collect every report as it comes in. Long DD periods kill deals quietly.
