Let's talk about a longtime DC resident who owned a property for which she was unable to collect rent, and whether we think what she went through is just. Veronica Hegens, 59, bought a row house in DC many years ago. Smart investment, right? She lived in it for years until she decided to rent it out when she had to move in with her own father to care for him. Hegens is a retired Army major. At first, her renter, a participant in the city's voucher program, worked out fine. Most of his rent was paid by the city's taxpayers ($2,600/month). Her renter then notified her he would vacate. All good, Hegens was prepared to find another tenant. But the renter died shortly before his move-out date. Upon his unexpected death, Hegens discovered his girlfriend, who had never signed a lease, was occupying the property with no intent to leave. DC's rules for what qualifies one as a "tenant" are lax, so a person without a lease occupying the apartment gets a lot of legal considerations. The girlfriend had not paid rent for 6 months at the time local news covered Hegens' plight. When Hegens, the owner of the property, changed the locks on the property, the girlfriend took her to court and received a temporary restraining order and was able to stay in the property. Hegens fell behind on her mortgage without rental income, was coming close to foreclosure, and became less and less able to make repairs due to financial strain and the girlfriend's obstinate occupancy. Hegens had to pay for court expenses and was charged fines by the city for not keeping up with her responsibilities while the unemployed girlfriend lived in her property. There are groups that give free legal services to people like the girlfriend. In March of 2026, Hegens and the girlfriend went to mandated mediation. The mediator told the girlfriend to vacate, but with ANOTHER 4 months to find new housing. She was asked to pay minimal rent during that time (about 1/5 of what the actual tenant had paid). The girlfriend finally moved out of the unit in June— a total of 9 months of zero or minuscule rent for Hegens on the property she owns. Hegens credits local news coverage with the resolution of her case in a relatively timely manner. A local advocate for small landlords says many such cases take more than a year to reach any kind of resolution.
Every year, thousands of DC residents lose their homes over unpaid rent. Most owe less than $5,000. Going to court is stressful for tenants, expensive for landlords, and slows down the system. We need a better way to resolve rent issues. 🧵⬇️

“You owe me $6000.” “Hey man, let’s talk. What if I give you 1/3, you forget about 1/3, and the taxpayer pays the rest?”

Here is how it works: If a tenant owes less than 3 months of rent (or under $6,000), both the tenant and landlord must go to mediation to talk things out. This meeting has to happen before anyone ever steps foot into an eviction hearing.

This works in reverse, too. The Universal West struggles to understand what makes other nations tick. See the plethora of “why would Putin invade Ukraine?” think pieces from 2022

A lease is a contract. You receive housing in return for payment. If you cannot fulfill the obligation, you have no right to the benefit. This is basic contract law. Prejudicing the owners bc of the renter’s inability to meet reqs they assented to is quintessential injustice.

This one simple trick (not using chatbots) will save you from this
Excellent, sober research about self-deception. To put it bluntly: it's a massive problem that people don't recognize when they're letting Claude (or any agent) make decisions for them.

Cue the British going “actually” at that last point
If Yao Ming had said "I think George Washington was an American slave owner"... 1. He would be correct 2. Few Americans would care 3. George Washington didn't initiate a ten-year-long violent mass movement against his own countrymen.

France before and after is a warning. The chaos, looting, and destruction we’re watching is exactly the future radical Democrats are pushing for America. Is this the future you want?

anytime there's a ghost screen , to the overloaded side of the court . which in this case the screener is ghosting to the slot which ja is in, it's an offensive principle for ja to cut. same applies when a big pick and pops to the strong side . it's an automatic cut for the guy on the wing, to balance the floor and also give space to the ghost screener or pick and popper to be open off the action .

No, retirees should **not** have average incomes! They don't need it!! Their home should be paid off, they aren't raising children, and they no longer have to save for retirement! Let alone the impossible mathematics of giving non-workers an average income.
I'm not entirely sure that I think it's outrageous for people who have worked all their lives and educated you and worked to build the country you inherit to have a more or less average income in retirement.
