Reflecting on the past few years I'm truly amazed by what Bolt has been able to put together.
A visual representation below, check it out 💪

Had ourselves a day @DanStorage
Pumped for another @ReconveneLA tomorrow. So many great people and I always leave learning something new
Self storage described in The New Yorker as one of the two great pillars of American culture, right alongside church.
After operating 72 facilities, I can’t say they’re wrong.
Americans buy a lot of stuff and really hate throwing it away. I love this business.

Public Storage reported higher occupancy and move in rents year over year in Q2, but same store rev and NOI were still down.
I’d expect their same store results to improve quite a bit in Q3 and Q4.
First occupancy stabilizes. Then promos decline, ECRIs increase and NOI growth follows.
It’s been a long road, but we’re seeing some very promising trends across Bolt’s portfolio w/ NOI growth.
Shoutout to the team at Bolt for all their hard work behind the scenes. Excited for the next chapter of growth!

We are renting storage units at record pace.
386 units rented in the first 8 days of May.
48.25 units per day.
Same period last year:
206 rentals for 25.75 per day.

In the real estate business you can always count on 3-5 year stretches where not much happens.
No refis. No buying sprees. No sales.
Just put your head down and operate your properties well and wait for the next cycle.
I've auctioned off thousands of storage units and anything cool/valuable that's "found" is almost certainly made up
It feels like a buyer's market for commercial RE is finally here.
Sellers wanting 21/22 valuations are realizing their equity is slowly worth less and less.
Many buyers who purchased at inflated prices in the same timeframe are underwater and properties are worth less than their debt (we're seeing this firsthand).
I'm not sure what's to come in the next 12 months but having low leverage and no upcoming debt maturities helps me sleep at night.
Buckle up!
Very proud of what we’ve built at Bolt Builders and the partnerships we’ve put together.
We are truly a one stop shop for developers with the funds to develop but no FT staff!
Nobody will tell you the risk you are about to take is going to work.
Wild that I now have to re-emphasize QUITTING your old job is a requirement when sending an offer letter.
I’ve been burned twice in the last month on this.
It's been a really tough 18 months on the growth side of Bolt Storage.
I've been hoping that "eventually the numbers will work."
This feels like a cop out and just shows it's time to get creative in our analysis and growth strategy.
Going to be a great 2025
