A patient in her 70s thanked me today. For years she was told by her PCP and endocrinologist, “Your labs look fine. Nothing is wrong.” But she didn’t feel fine. She was struggling with hot flashes, poor sleep, weight gain, and loss of muscle. We looked at the whole picture. Not just whether her numbers fell inside a reference range. Now she’s sleeping better, her night sweats are significantly improved, she’s losing weight, and we’re working on building muscle at 78. That’s what “rethinking what it means to be healthy” means to me. Treat the patient, not just the numbers. And whenever possible, prevent disease before you have to treat it.

Opendoor 2.0 is fundamentally a much better company than Opendoor 1.0. That’s just a fact when you look at the metrics. Declining stock price won’t change this truth. Eventually, truth will win out. I’m still long $OPEN
Just watched the $OPEN earnings call. @nejatian @ChristyS_SF: Great presentation of Q3, thank you. One of your best, if I’m being honest. As an Opendoor shareholder, it’s hard not to be satisfied with what I heard. The company is being built the right way: laying a solid foundation instead of chasing short-term optics. That’s exactly how I’d approach it if I were running the company. This call was reassuring. Management is clearly prioritizing what’s important for the long term over duct-tape fixes that might make the quarter look better. I’d rather see weaker numbers now if they reflect the necessary work that sets the company up for stronger results next year. With the current strategy, balance sheet, and execution, Opendoor appears to be heading exactly where it needs to go. They’re attracting more buyers and sellers, improving the offering, advancing metrics across the board, and moving toward an asset-light model at a rapid pace. The fact that Kaz and the team have created a path to scale without taking on additional real estate risk is significant. I know many investors are focused on profitability and macro risk, but for me personally, I don’t know what more I can demand of our CEO right now. It’s clear we’re heading in the right direction. We now own 0.5% of the American real estate market. I’m pretty confident that number will keep rising as more Americans discover Opendoor and find a service that fits their needs. I’m glad Opendoor is no longer a “one service, take it or leave it” business. Soon, any buyer or seller should be able to find a product that fits their specific situation. I’m also happy to see the cash offer becoming a smaller and smaller portion of the business. It will also be interesting to watch mortgage, escrow, and the other ancillary businesses continue to grow. For me, real success will come when ordinary people who aren’t even buying or selling a home still choose to transact with Opendoor. That will happen long before those numbers fully show up in the financials and profitability reports. At that point, Opendoor will have built something that will be very hard for any competitor to outmaneuver. And that’s what we want as investors: huge growth with a moat so deep that nobody can seriously threaten them. Still very long and bullish. Never selling.

ELON MUSK: “The stock market is a very strange thing. It's kind of like Warren Buffett's sort of analogy, is the stock market's like having someone stand at the edge of your house and yell prices to buy or sell your house every day. And sometimes they take their meds and sometimes they don't. So sometimes the person yelling the price of your house is having a good day and sometimes it's having a bad day. But it's still the same house. You're like, it's literally still the same house. So Tesla stock goes up and it goes down, but actually it's still the same company. It's just people's perception of the future. I guess it's just very emotional.”

Opendoor’s Q3: $1.02B revenue, up 12% YoY. Homes purchased 4,865, up 316%. Contribution profit $34M, margin 3.3%. Adjusted EBITDA minus $31M. GAAP net loss $218M. Cash $910M. Inventory $2.57B. Q4 guide: revenue at least plus 40% YoY, adjusted EBITDA loss $70 to $85M. Here’s my take. Kaz and the team have not finished building Opendoor 2.0 all the way around. They’re not yet built for the macro headwinds they’ve been facing — and these are some of the toughest macro headwinds in the history of housing. They’re in the process of building this stuff out. They’re doing things better, but we’re still looking at probably Q1 or Q2 of 2027 for ANI positive. And that has a lot to do with mortgage rates. The 10-year is at 4.83. We need 4.5 to really get things humming. AI is helping reduce the loss along the way — better pricing, better assessments, faster decisions. But here’s the part people miss. Watch whether Q4 inventory shrinks. If it does, the losses are a feature, not a bug. They’re getting rid of inventory so they don’t have to keep bleeding on contribution margins, building up cash, and basically starting the process again — buying at today’s better prices with AI underwriting instead of carrying a bloated pile from a market that already moved. That’s the loop. Clear, recycle, restart stronger.

Underrated life advice: Have a Bad-Day Protocol. Go for a walk. Eat something clean. Hit a workout. Take a long shower. Get to bed early. Whatever. You don’t need to solve every problem when you’re at your worst. You need a few moves that stop a bad day from becoming a bad week.

Here's why Republicans lost last night: nearly nine in ten voters said the cost of living drove their vote. People across the country were exhausted and angry. And they fired that anger at whoever was holding the keys. This time, we were holding them. I know a lot of people woke up today angry, depressed, wanting revenge, or wanting to tune out the news completely. But the biggest mistake we can make today to expect Washington, a political party, or one man to save us. President Trump did more to fight progressivism than anyone in my lifetime, but no politician can fix this alone. So today, my challenge to you is the same one I give myself: give thanks to God right now. Thank Him for the blessings, the victories, and the opportunities He’s given us, but ALSO thank Him for our failures and the hard times. Because trials like what we’re about to face are the very things that refine us and make us better. It's our turn now to strengthen what we can in our own hearts and homes. And prepare for what's to come.

People voted for MAGA in 2024 because they hate forever war and high prices that hurt Americans. They want to see America First. Life is too expensive. Especially for young people. This is a crisis. All data shows this. I have been sounding the alarm for the past year. Every show. Every Day. Every video. Every Interview. Every channel. I warned... The American public will vote on: - gas prices -grocery prices -home prices Communists will win on the 'affordability' question if we don't end the war and fix prices. All exit polling has proven us right. This was the ballgame in 2026. The sole focus of Republicans for the rest of my life should be devoting our party to service of the American and American family. -Homeownership -Cheap gas and groceries -Good jobs, strong economy -Closed border -Family creation This is what people vote for. These are the issues that win or lose elections. It needs to our priority if we ever want to win another election again.

One of the things the data analysts on our side obsessed over was "composition"—whether the electorate looked close enough to 2024 for Republicans to win. And despite polls that showed a Democrat blowout, the data kept on telling us the same story: in some states turnout was merely OK, in other states it was downright amazing, and in no state was it catastrophic. There was a genuine sense of optimism on our team: our people were showing up. So, I asked the smartest data guy I know, does that mean we're going to shock the world? "No," he told me. "We might do better than the polls suggest. But the data is telling us that a lot of Trump/Vance 2024 voters are pissed and planning to vote for the other guys. Our voters are turning out, but they may not vote for us." Well, that looks prophetic now. Our voters did show up. In Florida, for example, the electorate was 9 points more Republican than Democrat, just a couple points worse than 2024. Undoubtedly there were places we could have done better on turnout. But the main problem is not turnout. The main problem is that many people who voted for Trump/Vance in 2024 voted for Democrats in 2026. There will be a lot of infighting and arguing over what happened and why that is. One of the pollsters I really respect told me that our economic messaging wasn’t sharp enough down the stretch. I’m sure that’s true. But the real reason we lost is obvious to almost everyone. Another pollster—one of the smartest people I know in politics, told me yesterday we’d lose the generic ballot by 13 points. I felt negative going into Tuesday, but even I was shocked by this. In his polling, he saw that a lot of Trump 2024 voters were angry and planning to vote for Democrats. He asked those voters who had abandoned us what would cause them to come back on our team. The top four answers, accounting for nearly all of the responses were: 1) End the war 2) Focus on cost of living/inflation 3) Put America First 4) Change our relationship to Israel Our voters showed up. And the above four reasons are why many of them voted for Democrats. This is according to a pollster who nailed the results. While many spent Monday attacking Rachel Campos Duffy for calling for a diplomatic resolution to the conflict, it turns out her political advice was sound. (She’s also a great person.) In the next few months, there's going to be a lot of gaslighting. Expect to hear any number of establishment politicians say the solution to our woes is amnesty. I'm open to the idea that we should change enforcement—by focusing more on businesses that hire illegal labor, for instance. But anyone pushing amnesty is lying to you. The reason we lost is the war. The president himself said so last night. If you'd like to argue it was worth it, that losing the Senate for the next 6 years was worth it, then do so. Argue it was a worthwhile cost to pay. Agree or disagree, that's at least honest. But everyone knows why we lost. And any honest conversation about where we go from here must start there. I remain hopeful about our country. To the people who are pissed off and want to say, “I told you so”: you’re right, you did tell us so. Take that energy into electing Republicans who share your worldview. To the people who are just pissed at the results, you should be. Let’s take that anger and get back to the work of saving our country.

The best parenting advice I've heard: You can't teach your kids anything. You just have to embody the things you want them to learn. Make a list of the traits and values you want your kids to have. Then make sure you're living by them every single day. That's really it.

We'll have full election results breakdown / reaction on next Live Free episode, but some quick thoughts... 1) The Sovereignty of God over all things is a deep comfort. As the old Christian saying goes, "I don't know what tomorrow holds, but I know Who holds tomorrow." “For God is the King of all the earth; sing praises with a psalm! God reigns over the nations; God sits on his holy throne.” (Psalm 47) 2) It is sad and grievous. Romans 1 says God’s “passive wrath” is when he “gives them up” to their sin and evil desires – when He stops restraining a people from destroying themselves and lets them have the evil things they want. The United States intentionally chose things like max-boosting infant murder up to the moment of birth, legislated sexual perversion that will wreak havoc on a rising generation, the expansion of Islamic influence on our nation, elected leaders openly hostile to Christianity, and in at least 2 cases (TX and Kansas) chose what the New Testamant would define as (and I do not say this lightly or flippantly) demonic, apostate false teachers to lead them. This is an example of Romans 1 playing out before your eyes. 3) There is no political solution to a spiritual problem. Politics cannot fix what politics did not break, and Mankind was broken long before any political system. The hope of the world has been and remains Jesus Christ, reformation and revival in our nation that has the ability to reach inside the chests of men and women and make them new men and women who want (and vote for) new things. Christ is the only way out of the chaos. 4) Important lessons to be learned for conservatives. Wisdom would not be to blame *everything* on "dumb / evil voters." Basic leadership: "Face the brutal facts (learn and adjust), maintain unwavering faith." 5) Sadness is ok, but despair is a sin. "Therefore, we DO NOT lose heart" (2 Cor 4:16). Head up, chest out, knees down, glory up... do not grow weary in doing good, we build and fight (Nehemiah). What are we going to do? Get up with joy in our eyes, love in our hearts, steel in our spines and keep assaulting heaven for an outpouring of God's Spirit, sharing Christ, planting churches, making disciples and deploying them in all areas of society in eager anticipation of the next Great Awakening in our land. Tomb's still empty, y'all :) 6) We do what the people of God have always done in time of need: WE PRAY. See you at Encounter tonight at all Lakepointe campuses at 7pm, doors open early for you to come and "pray for the prayer meeting."

Everyone blaming Trump is missing the point and should be ashamed of themselves. He is our leader against the forces of madness -- and a large part of why we lost last night is because of lunatics like Tucker and MTG and Massie who tried to peel away his followers, as if THEY had better solutions. They are like Horatio Gates and Charles Lee who backstabbed Washington when things looked bad in late 1776. They refused to help him, hoping he would lose so that they could rise. THEY FAILED. And were ultimately humiliated. In the meantime Washington and his men suffered bitterly but fought on and on, praying that God would be with them, knowing that He was their only hope, because it was His battle and His cause, and they were obliged to fight on in that cause, knowing the ultimate results were in His hands. Samuel Adams and John Adams and many others never lost faith in the Sacred Cause and KNEW that if they fought on and prayed God would be with them. The United States did not come into the world because of people who were mostly concerned about gas prices. It came into the world because patriots loved liberty more than their own lives, who were willing to do the right thing and trust God with the results. Many sat on the fence as Washington and his troops suffered -- and many opposed him openly. We have many like that today, but in the end God needs his Gideon's 300 to fight on and do what is right. Are you part of that 300? Jesus is always and ever our only hope, and He calls us to fight for what is right as we look to Him. Just because things look bad now doesn't mean God has abandoned us. If you care more about gas prices than liberty and truth and justice, you're part of the problem. May this dark moment drive us to our knees in repentance and prayer to the One Who is our only hope, Who is the Author of Truth and Liberty -- and America. And may it lead us to political and cultural actions that restore our nation to the liberty we have lost. God has chosen President Trump for this hour. Pray for the nation and trust God to lead us on.
