20 years ago this was a vacant, former dynamite plant in Hercules, CA. Now a walkable neighborhood. Skeptics said the restaurant would never survive in this location. Guess what: It is now the neighborhood "third place." The Central Hercules District. #newurbanism

How far can we push SF detached homes and why? 4, 3-story, SF (barely detached) homes on a lot. This is being built in West #berkeley. These will deliver more units, but none of them will be anywhere near unattainable. How about a typical #missingmiddle fourplex instead?
