Took a woman to dinner last night
She asked what I'm looking for
I said 3,000 SF, ground floor retail, end cap, with a drive-thru
She left
Turns out she was looking for something long term too
Just not a 10-year lease
Friend told me their office building wasn’t selling
“Nobody wants to buy a suburban 1980s office building!”
Told him to list is as a luxury single family home with space for a sports court, rooftop terrace, large yard, and potential for a 12,000 square foot master suite for the right buyer with a budget for a renovation
He got 12 offers over asking immediately
Welcome to real estate in 2026
Handy guide to reading a real estate listing:
"Character" = haunted
"Value-add" = the roof is in the parking lot
"Flex space" = nobody knows what it is
"Below market rent" = the tenant is the owner's brother-in-law
"Creative office" = one of the interior walls collapsed
"Motivated seller" = messy divorce happening now
My friend just completed the conversion of a 400,000 SF parking garage into a Class A distribution center
4 floors. 100,000 SF each
Dock-high doors on every level
Car ramps kept for truck access to all floors
7'2" clearance that your OTR drivers will love
The most vertically integrated logistics facility on the market
Someone asked what the ideal tenant mix for a strip mall
Easy
Unit A: Nail salon
Unit B: Different nail salon
Unit C: Vape shop
Unit D: Spirit Halloween (10-year lease)
Unit E: Expansion space for the first nail salon
100% leased. You're welcome
Fact:
90% of landlords give up right before a Spirit Halloween signs a 10-year lease on their vacant space.
Keep going
Just purchased a class B industrial building in Pyongyang
Be greedy when others are fearful
🚨#BREAKING: Unconfirmed reports claim Kim Jong Un may have "secretly died" in China.
Just saw this new office to residential conversion
Brilliant work
Every unit comes with 4,000 SF open space with modular dividing walls, a 22-person conference room, and a window if you're on the corner
Bathrooms are down the hall (both of them)
Starting at $2,946 a month plus utilities
You know what’s even more exciting than Elon’s flying cars?
This stunning, 1986 vacant suburban office building I have available for lease starting at $12 psf.
Don’t miss out on this one!
Helped a client buy an office building 3 years ago
Rates had just spiked
He was panicking
Told him not to worry, he could just date the rate
He just called me again yesterday to ask why rates haven’t gone down
Here’s what I told him:
“Now you’re stuck in a bad marriage with this rate. But you can always get a divorce and leave the marriage if a better rate comes along.”
Client just called me panicked about the 9.5% rate they just got on a loan
We are closing on the property tomorrow
He’s thinking of backing out
I’ll lose a $300,000 commission
I told him to take a deep breath and not to worry about the rate
“Don’t think of it as a 9.5% rate. Think of it as a 6% rate with a 3.5% tip for the bank.”
He liked that and said he’s ready to go ahead with the closing.
I love saving deals (and my commission)
Some brokers can sell a building at a 6 cap
I can sell the same building at a 4 cap, a 6 cap, and an 11 cap
Same building
Same rent roll
I just have three spreadsheets and the confidence to email all of them
Tenant asked for a $60/SF TI allowance
Landlord offered $4
I brought both sides together and found a compromise
The landlord will paint one (1) wall any color the tenant wants
As long as it's the same beige as the other walls
Another huge win for my client (the landlord)
I made my first million the old fashioned way:
By wearing a suit on my flight, upgrading to business class, and giving this guy a firm handshake
When I was a junior broker I made 789 cold calls to property owners in one day
1 agreed to meet with me later for dinner
He owns a $100k trailer home parked illegally in a warehouse parking lot
My potential commission was less than the dinner I bought the guy
But after I paid for his meal, he said he was going to list the property himself and try it without a broker
This is exactly why I love this business
The thrill of chasing a deal is a bigger rush than any drug
I went right back to the office and made another 1,000 cold calls
Just listed
Rare Class A office opportunity
Former 1987 bank branch. 11 private offices. 0 windows
Original drive-thru teller tube still works (great for passing memos to employees in the parking lot)
Asking $58/SF NNN
CAM: ask me in person
