This guy perfectly articulated how rent is controlled in England, only to categorically state, in the same breath, that there is no rent control, lol.
It's pretty incredible.
I see the nonsense “rent controls are back” takes keep coming.
There is no rent control in England.
The legal right to challenge rent increases at tribunal was introduced by the Thatcher Government in its 1988 Housing Act.
It was rarely used in practice only because it inevitably resulted in a landlord serving a Section 21 notice.
Labour’s Renters’ Rights Act abolished Section 21 ‘no fault’ evictions and renters are now rightly empowered to challenge unfair or above-market rent increases.
In both the recent cases that have been the cause of so much debate, the tribunal has been operating exactly as it should – determining that the landlords in question were charging rents that simply did not reflect local market values for comparable properties.
are many landlords/agents starting to receive angry feedback from tenants when tenants find out the new RR Bill calculation for them giving notice? seems like it’s causing quite a few problems!

“Renters’ Rights Act” – how to wreck a market
Labour’s “Renters’ Rights Act” isn’t some harmless tidying‑up exercise, it’s a calculated kick in the teeth to small and mid‑sized landlords that will blow back on tenants as well.
By loading on new costs, extra risk and more one‑sided regulation, they’ve made it crystal clear: if you’re not a big corporate with lawyers on retainer, you’re the punchbag.
A lot of the so‑called protections simply translate into longer void periods, higher compliance costs and greater legal uncertainty – which means fewer people willing to rent out property at all, and those who stay will price in every bit of that extra risk.
The result isn’t a fairer rental market, it’s a smaller one: fewer homes to let, more corporate ownership, higher rents, less flexibility and a mass exodus of exactly the kind of decent, small‑scale landlords tenants actually want.
Labour will blame “greedy landlords”, but it’s their own heavy‑handed law that is destabilising supply and turning an already broken rental sector into an outright hostile environment.

You can blame Shelter, the Tories and Labour for this 25% rise in council tax.
The primary cause of council bankruptcy is meeting temporary accommodation obligations. (£1.7bn annually) ONS.
The primary cause of the increase in people needing temporary accommodation is NO-FAULT evictions of tenants by landlords. 68% of all new cases. Gov UK.
The primary cause of the recent spike in no fault evictions by landlords is government policy changes pushing landlords out.
The primary cause of the legislation changes was lobbying by @Shelter the “homelessness” charity.
In short: the successful lobbying by a homelessness charity is the leading cause in record homelessness, rising rents and councils going bankrupt.
This is all verifiable fact. Check it out.

Q3 Tenant Eviction Data. Read it twice.
2,830 households in England were removed from their homes by bailiffs as a result of a Section 21 no-fault eviction.
8,425 landlords in England started Section 21 eviction proceedings against their tenants.
When will renter lobby stop the self harm?
I appeal to anyone thinking along these lines, don’t do it! As a LL of 25yrs with a large portfolio, I am now selling, and there are umpteen reasons why. Labour are no friend of LL’s and will make a very bad situation much worse, they will bite you! telegraph.co.uk/money/retire…

Well done to all the tenants groups & to all those who said LLs were just trying to protect their income when we warned this would happen. @ACORNunion @LDNRentersUnion @Shelter @GenRent We LLs are all fine BTW - taking our £ elsewhere. It's the tenants who are stuffed!
probably a silly question, but can anyone believe this utter hypocrisy from the Conservatives? I’m speechless! @KemiBadenoch telegraph.co.uk/politics/202…

Robin, all of those are homelessness factors, but none of them forced landlords to sell up.
Shelter boss Polly’s lobbying for policies that the government themselves have confirmed are forcing landlords to sell up are cited in the government’s release this week as “the most common cause” of new homelessness cases.
Please don’t add yourself to the list of people pretending that’s not true.
If you work at Shelter, perhaps you can help stop the lobbying for the self defeating policies.
