Two-thirds of investor home purchases came from small corporate buyers in the first half of 2026. Realtor.com’s latest report also found that large and mega investors were net sellers over the same period. @ParclLabs adds a more recent look at the large landlords. In Q3, the eight rental-home operators in its tracker bought 572 homes and sold 4,395. Every one sold more than it bought. The biggest landlords are only one part of the buyer picture. That matters when you’re putting money behind your view on US home prices.

Homebuilders are exposed to home prices long before a home is ready to sell. 65% of builders reported using sales incentives in NAHB’s October survey. That’s a business case for housing-index markets: managing price exposure between buying the land and closing the sale.
HOMEBUILDERS: Public homebuilders put ~$140B of new homes on the market every year. ~$30B of that is gross profit, and every point of margin is ~$1.4B. All of it is exposed to where home prices go between buying the land and closing the sale. None of it is hedged.
