Last month, our Chairman and CEO, Don Peebles, delivered the keynote address at the Memphis Area Minority Contractors Association’s 2026 Celebration of Excellence Gala, themed “Building the Blueprint.” The evening honored contractors and industry leaders whose work is strengthening the Memphis community and expanding opportunity across the construction industry.
Don recognized the contractors in the room as the people who pour the foundations, raise the steel, solve the problems, and meet payroll every Friday. As he told the audience, “You represent excellence, not only in what you have built, but in what you make possible for others.”
He also shared the first blueprint he ever received: the one his mother gave him. While she could not offer capital or a network of wealthy investors, she placed him in rooms where decisions were made, from serving as a congressional page at 16 to his early career in Washington, D.C. That exposure, preparation, and a willingness to open doors, Don explained, made it possible for him to become a developer at 26.
At the center of his message was ownership. Don noted that only 1.4 percent of the $82 trillion in venture capital and private equity assets under management is invested in firms owned or run by women and people of color. He challenged the audience to ensure that the people who help build prosperity have a fair opportunity to own a share of it.
For The Peebles Corporation, that principle has guided our work for more than four decades. Meaningful development creates not only buildings, but pathways to ownership and lasting economic opportunity for the communities we serve.
We are grateful to the Memphis Area Minority Contractors Association for the invitation and congratulate this year’s honorees on their remarkable accomplishments.

Yesterday evening in Memphis, our Chairman and CEO, Don Peebles, joined Mayor Paul Young, Shelby County Mayor Mickell Lowery, contractors, entrepreneurs, developers, and community leaders for the Memphis Area Minority Contractors Association’s 3rd Annual Celebration of Excellence Gala.
As the evening’s keynote speaker, Don reflected on this year’s theme, “Building the Blueprint,” and the importance of ensuring that local businesses, minority contractors, and the next generation are not simply participants in the growth of their communities, but owners and beneficiaries of it. As he noted, “getting in the door is a start. Owning the building is transformational.”
His remarks also focused on one of the issues that has shaped his career and The Peebles Corporation’s mission for decades: access to capital. Talent and opportunity exist in every community, but without the resources to finance a contract, grow a business, or take ownership of an asset, too many capable entrepreneurs remain on the sidelines.
MAMCA’s work to strengthen minority- and locally owned businesses and create pathways into the construction industry reflects that same commitment to expanding economic opportunity.
We were proud to spend the evening in Memphis alongside leaders committed not only to building the future, but to ensuring more people have the opportunity to own a meaningful share of it.

A 7% mortgage rate is not historically unprecedented. What is different today is the economic environment surrounding it.
Recent analysis from The Washington Post highlights how home prices have risen far faster than household incomes, while higher borrowing costs and limited inventory have made homeownership increasingly difficult for many households. At the same time, homeowners with significantly lower existing mortgage rates have less incentive to sell, further constraining available supply.
The result is an affordability challenge that cannot be explained by interest rates alone. Housing costs, access to financing, and the availability of homes are increasingly interconnected.
For The Peebles Corporation, that reinforces the importance of expanding housing options across the spectrum. From luxury multifamily development to affordable and workforce housing and public-private partnerships that can unlock underutilized sites, increasing supply remains an essential part of creating more functional and resilient housing markets.

This week, our Chairman and CEO, Don Peebles, joined leading developers, investors, lenders, and advisors at Commercial Observer’s South Florida Capital & Development Forum in Miami Beach. The event brought together many of the region’s most influential real estate leaders for a forward-looking discussion on the forces shaping South Florida’s next phase of growth.
The conversation reflected a market that remains compelling, but increasingly complex. From evolving capital markets and rising development costs to the continued strength of luxury residential, shifting investment strategies, and the neighborhoods attracting the next wave of development, the forum examined how industry leaders are adapting to a more disciplined environment.
For The Peebles Corporation, South Florida has played an important role in our history for decades. As the region continues to evolve, we remain focused on the opportunities created by long-term demographic and economic growth, particularly across luxury residential development, affordable and workforce housing, and public-private partnerships.
We appreciated the opportunity to connect with colleagues across the industry and take part in the broader conversation about where South Florida goes next.

This week, The Peebles Corporation joined civic and business leaders in Miami for the launch roundtable of Blue Cities/Red States, a mayor-led coalition focused on practical solutions to the economic and quality-of-life challenges facing American cities. Our Chairman and CEO, Don Peebles, moderated the discussion alongside Mayors Justin Bibb, Eileen Higgins, John Ewing Jr., Andrew Ginther, Steven Reed, and Paul Young.
We were also honored to welcome Secretary Donna Shalala, whose distinguished career spanning public service, higher education, and civic leadership has made an enduring impact both nationally and here in South Florida.
The conversation explored the issues that increasingly define successful urban leadership: expanding housing supply, creating pathways to economic mobility, strengthening public-private partnerships, and finding common ground across political differences. Don challenged the group to consider how cities can remain attractive to investment while ensuring that working families can continue to participate in their growth and prosperity.
What emerged was a shared recognition that, while every city faces distinct circumstances, the fundamentals are remarkably consistent. Residents expect safe communities, attainable housing, economic opportunity, and a reason for the next generation to remain and build their future there.
For The Peebles Corporation, these conversations are closely aligned with how we have approached development for more than four decades. Strong cities are built through thoughtful leadership, meaningful collaboration between the public and private sectors, and a commitment to creating growth that serves both the economy and the people who call those communities home.

Last night, The Peebles Corporation had the privilege of welcoming civic and business leaders to @BathClub for a reception hosted by our Chairman & CEO, Don Peebles, in support of the Blue Cities/Red States coalition.
The evening brought together mayors from across the country, including Justin Bibb of Cleveland, Eileen Higgins of Miami, John Ewing Jr. of Omaha, Andrew Ginther of Columbus, Steven Reed of Montgomery, and Paul Young of Memphis, ahead of the coalition’s Miami launch roundtable.
Blue Cities/Red States is a mayor-led coalition representing more than 14 million Americans across 11 red and purple states, with a focus on practical solutions to challenges including housing affordability, economic opportunity, job creation, and neighborhood investment.
In his remarks, Don reflected on a lesson reinforced throughout his career developing in American cities: local leaders are often closest to the challenges affecting residents and are ultimately measured by their ability to deliver tangible results.
Despite representing different cities, regions, and political environments, the mayors gathered last night share a commitment to expanding housing opportunities, strengthening neighborhoods, and creating conditions in which families and businesses can thrive.
The Peebles Corporation was proud to host an evening centered on constructive dialogue, collaboration, and the role cities can play in advancing meaningful progress.

Today, our Chairman & CEO, Don Peebles, joined @FoxBusiness to discuss the growing impact of #housingaffordability on domestic migration and the markets benefiting from that shift.
As the cost of homeownership continues to rise in major metropolitan areas such as NY & LA, more households are evaluating markets where housing remains comparatively attainable. Don discussed how that dynamic is directing residents & capital toward destinations including Florida, Texas, and Philadelphia, with Florida continuing to be a significant beneficiary of migration trends.
The conversation speaks to a broader reality shaping #realestate today: housing costs increasingly influence not only where people choose to live, but where businesses invest, communities grow, and new development becomes viable.
For #ThePeeblesCorporation, understanding these demographic & economic shifts is fundamental to how we evaluate markets & development opportunities. As cities evolve, successful development requires anticipating where people want to be, what they can afford, & how investment can respond to those changing needs.

In a conversation on the Built World Advisors podcast, our Chairman and CEO, Don Peebles, reflected on The Peebles Family's evolution into affordable housing and credited his son Donahue Peebles, III with recognizing the opportunity to build meaningful expertise in the sector.
What began as a requirement tied to market-rate development became something more consequential: an opportunity to create housing at scale, address a critical societal need, and build a sustainable business around long-term impact.
Today, that work represents a significant and growing part of our development strategy. It also reflects a broader philosophy that has long guided The Peebles Corporation: the most compelling opportunities are often those where strong economics and meaningful public benefit can advance together.

The future of real estate #development will be shaped not only by where investment is flowing, but by how effectively cities respond to the needs of the people who live and work in them.
In an interview with @Invest_Miami, our Chairman & CEO, Don Peebles, shared his perspective on the forces shaping development in South Florida & beyond, from changing market demand & rising construction costs to the evolving role of public-private partnerships.
Don reflected on how the priorities of these partnerships have shifted over the past three decades. Where cities once focused heavily on job creation & economic activity, housing affordability & access to workforce housing have become increasingly central to the conversation.
He also discussed The Peebles Corporation’s approach to identifying development opportunities in markets with strong demand and high barriers to entry, while emphasizing the importance of addressing the workforce and housing challenges that accompany economic growth.
For #ThePeeblesCorporation, these issues are closely connected. Our experience across luxury residential development, #affordablehousing, and public-private partnerships reflects a broader understanding that successful cities must be able to attract investment while creating opportunities for the people who sustain their economies.

A vibrant downtown requires more than office occupancy. It depends on a mix of businesses, residents, visitors, and public spaces that bring a city to life.
Downtown Boston is showing encouraging signs of recovery, with rising pedestrian activity, fewer vacant storefronts, and new retailers entering the market. Efforts to convert underutilized office buildings into residential space could further strengthen the downtown economy by bringing more residents into the city center.
For The Peebles Corporation, this evolution reflects the vision behind our proposed 975 Boylston Street development in Back Bay. Through a public-private partnership with the Massachusetts Department of Transportation, the project envisions residential housing, including an affordable component, retail, and improvements to the Hynes MBTA Station, strengthening connections between the Back Bay and Fenway neighborhoods.
Boston’s recovery reinforces a principle central to our approach: successful urban development brings housing, commerce, and transportation together to create lasting value for the communities we serve.

Today, our Chairman & CEO, Don Peebles, joined Making Money with Charles Payne on Fox Business for a wide-ranging conversation about the economic and political forces shaping the country.
Among the topics discussed were the growing appeal of democratic socialism, particularly among Americans who feel increasingly disconnected from traditional pathways to economic mobility, as well as the extraordinary surge in entrepreneurship taking place across the country.
Don also weighed in on the role artificial intelligence may play as the midterm elections approach, including the broader questions surrounding trust, technology, and how rapidly changing tools are influencing public life.
The conversation ultimately comes back to a larger issue Don has spoken about often: people need to believe that opportunity is accessible to them. When individuals feel they have a meaningful path to ownership, entrepreneurship, and economic advancement, the American system is at its strongest.
The discussion also turned to leadership in Washington, with Don making the case that America would benefit from a president with meaningful business experience, and Charles Payne took the conversation one step further, encouraging Don to consider a run himself.

As America looks toward its next 250 years, our Chairman and CEO, Don Peebles, believes one of the most important priorities must be expanding meaningful opportunity.
In this clip, Don reflects on a fundamental imbalance: talent is widely distributed, but opportunity is not. Too often, access to capital, education, networks, ownership, and advancement remains concentrated in the hands of too few.
For Don, the promise of the American Dream is not that every person will pursue the same path. It is that every person should have a fair chance to pursue the path that is meaningful to them, whether that means economic prosperity, educational opportunity, a life of service, or something entirely their own.
At The Peebles Corporation, that belief has long informed how we think about entrepreneurship, ownership, development, and economic inclusion.
A stronger future begins with opening more doors.

In Miami's ultra-luxury market, the definition of an amenity is changing.
As South Florida continues to attract global wealth, high-end buyers are increasingly placing a premium on something that can't be added to a traditional amenity list: time.
Recent reporting highlights growing demand for residences offering private transportation options- from deepwater docks and yacht access to rooftop helipads and water taxis- as buyers look for ways to move throughout South Florida without relying exclusively on increasingly congested roads.
It's an interesting evolution in luxury real estate. Location will always matter, but today's most discerning buyers are increasingly evaluating how a property connects them to the rest of the city and beyond.
For developers, understanding those changing priorities is fundamental. The most successful projects don't simply respond to what buyers value today; they anticipate how people will want to live tomorrow.
With more than four decades of experience developing transformative projects, The Peebles Corporation has seen firsthand how the expectations of residents evolve alongside the cities themselves. That perspective continues to inform how we think about location, design, connectivity, and the experiences that will define the next generation of urban development.

This morning, our Chairman and CEO, Don Peebles, joined "Mornings with Maria" on Fox Business to weigh in on the latest developments surrounding Iran and the potential for additional U.S. sanctions on financial institutions facilitating Iranian oil sales.
Drawing parallels to the economic sanctions imposed on Iran more than four decades ago, Don discussed why he believes financial pressure remains an important tool, but may not be sufficient on its own to bring about meaningful change.
As global events continue to evolve, their implications extend across economies, markets, and businesses around the world. Watch the clip for Don's perspective on the current approach and what may need to come next.

This morning, our Chairman and CEO, Don Peebles, joined "Mornings with Maria" on Fox Business to discuss how New York's tax and regulatory environment is contributing to the continued migration of residents and wealth to states like Florida, while increasingly complex development processes make it more difficult to build in New York City.
During the conversation, Don pointed to a striking comparison: the Empire State Building was constructed in approximately 13 months, while One World Trade Center took more than eight years. While today's development environment is vastly different, the contrast underscores a larger concern about the layers of regulation, approvals, and costs that can stand in the way of investment and new development.
For cities to remain competitive, attracting capital is only part of the equation. Creating an environment where businesses, residents, and developers can confidently invest in their future is equally important.

Housing is more than a real estate issue. It's an economic one.
More than a decade after the Federal Reserve Bank of Boston's landmark research exposed the extraordinary racial wealth gap in Greater Boston, new statewide research revisited by The Boston Globe shows just how persistent that disparity remains. Approximately 70% of white households own their homes, compared with 39% of Black households and 32% of Latino households. Even more telling, roughly 40% of renters have zero or negative net wealth, compared with just 1% of homeowners.
The causes of these disparities extend far beyond housing, and increasing homeownership alone will not close the wealth gap. But more than half a century after the Fair Housing Act of 1968, the racial homeownership gap remains remarkably persistent. The findings reinforce an important reality: access to quality housing, pathways to ownership, and the ability to remain in communities as they grow all play an important role in long-term economic mobility.
For The Peebles Corporation, creating successful cities means thinking across the entire housing spectrum. Thriving urban markets must be able to attract investment and economic growth while creating opportunities for the people who live and work there to participate in that prosperity.
As developers, we have an important role to play in helping build cities where growth and opportunity can advance together.

The most meaningful transformations don't erase history. They acknowledge it, preserve it, and demonstrate how far we've come.
In this clip, our Chairman and CEO, Don Peebles, reflects on the remarkable evolution of The Bath Club, from becoming its first Black member to acquiring the historic property just 18 months later.
Once a restricted club that excluded Black and Jewish members, The Bath Club today represents something profoundly different. Under Don's ownership, it has evolved into a diverse social institution reflective of the Miami of today, while the historic building itself has been preserved for future generations.
Don also made the decision to voluntarily designate The Bath Club as a historic landmark, believing that preservation should include the difficult chapters of our history as well as those we celebrate. Remembering where we came from allows us to understand the significance of progress and helps ensure that the mistakes of the past are not repeated.
For The Peebles Corporation, The Bath Club is more than a historic property. It is a powerful example of how real estate can honor the past while helping shape a more inclusive future.
