Before: "Just checking in! No offers yet, but hang in there!" After: "Week 3: 11 showings, 2 second visits, no offers. The comment we keep hearing is the price compared with the house on Elm. Can we talk Thursday? I'll bring two options." Bad news doesn't lose you the listing. Silence does.

14.5% of homes that went under contract in September fell back out. That's about 1 in 7, the highest share on record outside spring 2020. The usual reasons: the inspection, a payment that came in higher than expected, or cold feet. Before your buyer writes the offer: Get the full monthly payment from the lender, taxes and insurance included. Walk the house looking for inspection problems, not just finishes. Ask: "What would make you walk away from this one?"

Turn your MLS's monthly stats into a past-client email in two minutes. Paste the numbers for your area into any AI assistant with this: "Write a 120-word market update for past clients using only these numbers. Pick the three that matter most to a homeowner, say what each one means in plain words, and end with one sentence for anyone thinking of selling. No hype." Send it as a plain email from you, not a designed newsletter.

Adjustable-rate loans made up 14% of mortgage rate locks in September, the highest share since at least 2019. So expect more buyers to ask about one. Before they decide, sit down with their lender and get three numbers in writing: The payment today. The payment after the first adjustment, if the rate rises to the cap. The payment at the lifetime cap. If they can live with the third number, it's a real option.

Call your own cell and let it go to voicemail. Three checks: Does it say your name and that you sell real estate? Does it tell them they can text you, and that you'll reply fast? Does it ask for the address they're calling about? A lead who hears "this mailbox is full" calls the next agent.

Mortgage rates held at 7.40% this week, after seven straight increases. A year ago they were 6.27%. On a $2,500 monthly payment, that's the difference between borrowing about $405,000 and about $361,000. So when a seller says, "The house down the street got $480,000 last fall," try: "It did. That buyer could borrow about $44,000 more on the same payment than today's buyer can. Let's price for the buyer who's out there now."

The first line of an expired listing call that gets a real answer: "Hi, this is [name]. I'm not calling to list it today. I saw your home came off the market, and I'm curious what you think went wrong." Then stop talking. Whatever they say first is the reason they'll hire the next agent.

Inventory is up 6.7% from a year ago. Homes are still selling a day faster than last year. Economists read that as sellers pricing to sell. Use both numbers with your next seller: buyers have more choices than they did a year ago, and the homes priced for this market are still going quickly.
