What happened when a city banned investor purchases of homes to rent out?
A new study tells us the answer:
Home prices were not impacted-- deflating theory that investors drive up prices.
But rents went up an additional 4%.
Woah. Big new research paper that delivers big blow to anti-renter crowd who think investors drive up home prices.
Punch lines:
1) They don't.
2) Investor purchases diversify neighborhoods with lower incomes than buyers.

It's still slight -- for now -- but trends in asking rent point to a pre-destined sharper down ramp for CPI Rent moving forward.
Any reports of plunging apartment occupancy rates right now likely reflect lagged data.
The big drop was last year -- when occupancy fell from record highs back to long-term averages.
So far in 2023 (key phrase: "so far") occupancy has been stabilizing.
