Another week, another bad housing policy proposal from Massachussetts. TOPA (Tenant Opportunity To Purchase Act) is another "sounds good, causes harm" policy. This policy will add a 212 delay to most rental property sales, and won't create a single new unit. Woof. Read on!

TOPA was thankfully absent from the Senate's version of the economic development bill, but it will still be up for debate during the reconciliation process between Senate and House versions. Contact your representatives and say NO to TOPA: spoa.com/action-alerts/urgen…

A study by the Center for State Policy Analysis at Tufts found that rent control would affect every homeowner by significantly reducing their property values. With double-digit losses across the state, homeowners could be left underwater. #mapoli

Over the weekend, the @nytimes Editorial Board released an OpEd in which they pointedly stated that rent control has not solved New York's housing problems, and it will not solve our state's housing challenges either. #mapoli

The neighborhood archetype in the photo below is one of the most desirable places to live in the country. The laws prohibiting us from building more of it are among the most counterproductive policies in the country.

Carolyn Chou, the leader of the MA rent control campaign, misrepresents her own policy. She claims that the average owner of a small rental property would be exempt, ignoring the thousands of small property owners who live elsewhere in their communities and would be subject to it. Property owners, including the majority who aren't landlords, should think carefully about what rent control will do to their home equity and their tax bill:
In just 10 years, some cities and towns will see a 27% drop in property values if rent control passes. A house is more than just shelter; it is also an investment to build equity and pass down to future generations. Rent control will hurt the already shrinking middle class.

Rent control is a failed policy that will only worsen our state’s affordability crisis. We need to focus on proven policies that bring down housing costs and protect our communities. Rent control is not the answer. dotnews.com/2026/03/25/say-n… #mapoli
