🏡 Interesting feedback from a real estate agent about one of our price records. The agent contacted us saying that displaying $3.4 million was misleading because the property was supposedly worth considerably more. The problem? The property was advertised by the agent as “Over $3.4m.” Spachus captured the advertised figure of $3.4m from that listing. If an agent believes a property is worth substantially more than $3.4m, perhaps the better question is why $3.4m was used in the advertising in the first place. This is exactly why historical listing data matters. It provides a record of what buyers were actually shown at the time — not what someone later decides the property should have been worth.

Queensland Government guidance says that when an agent uses an “offers over” price, it should be the minimum amount the vendor is willing to accept. It also says it can be false advertising to advertise a property at a price when the vendor would not sell at that price.

The agent said "it's misleading future purchasers" but aren't they the one's who are misleading? Maybe the property is now worth less as the Sunshine Coast has dropped 12.1% from the peak in April 2026.

🏠 We keep hearing that it’s the top end of the property market being hit hardest — but Sydney’s numbers tell a different story. The percentage of properties selling below asking across the price brackets: Under $500k — 94% $500k–$749k — 89% $750k–$999k — 86% $1.0m–$1.249m — 88% $1.25m–$1.499m — 88% $1.5m–$1.999m — 77% $2.0m–$2.999m — 67% $3.0m+ — 81% So this clearly isn’t just a top-end issue. The majority of properties are selling below asking in every single price bracket, and the median sale price is also below asking across every bracket. This is why data matters. Spachus tracks what properties are actually selling for, helping buyers and sellers see what is really happening in the market — not just the headlines. #Sydney #SydneyProperty #PropertyMarket #RealEstate #Spachus

👇 Breaking Sydney down further by property type tells an interesting story. 🏠 HOUSES — selling below asking $500k–$749k — 91% $750k–$999k — 96% $1.0m–$1.249m — 93% $1.25m–$1.499m — 92% $1.5m–$1.999m — 80% $2.0m–$2.999m — 68% 🏢 APARTMENTS — selling below asking Under $500k — 93% $500k–$749k — 87% $750k–$999k — 75% $1.0m–$1.249m — 69% $1.25m–$1.499m — 67% $1.5m–$1.999m — 55% The data shows the pressure isn’t confined to expensive property — particularly for Sydney houses, where more than 9 in 10 are selling below asking across several mainstream price brackets. That’s why we track the actual sales data at Spachus.

⚠️ Rate hike risk is rising. The RBA Deputy Governor says there are signs some Australians no longer expect inflation to return to the RBA’s target — describing that as a “central banker’s nightmare”. Markets are now pricing in a greater than 50% chance of a November rate hike. All eyes now turn to the inflation numbers next Wednesday, 28 October. #RBA #Inflation #InterestRates #Australia
