Scared to make the call?
That's not a personality flaw.
It's no prep, nerves, and playing the worst case scenario on repeat.
Fear freezes you. Freezing kills your activity. No activity kills your business.
Your script won't be perfect. Make the call anyway. Reps make you better.
These are the scariest things I hear new agents say to buyers and sellers.
Every one sounds harmless in the moment. Every one quietly costs them business.
Here are five I'd eliminate from your vocabulary today.
"Are you ready to sign?"
Not until they understand the market. Sellers need to see pricing and timing. Buyers need to know what they're competing against.
Educate first. Ask second.
Clients sign with the agent who educated and prioritized their goals.
âI should have bought that one.â đĄ
Sound familiar? According to ResiClub, weâre in year four of historically low resale turnover. In the most sought-after neighborhoods, the right home may not come up again for years.
6 things that SCARE sellers away during a listing appointment.
Remember, a listing appointment is basically a job interview, and some of these mistakes can cost you the listing before you even get to your presentation.
Instead, start by addressing those concerns and showing them how youâre going to make the entire process easier.
Walk them through your plan for prepping the house, attracting buyers, and coordinating their next move.
You can get into your marketing strategy, pricing, and commission after youâve shown them you understand their situation.
Counting commissions before the contractâs signed? đ Thatâs why most business plans fail.
Track 2 numbers instead: your listing sign rate and showings to contract. Do the math, own your days, and 2027 takes care of itself.
Whatâs your goal next year? đ
Want to know whatâs scary?
What agents say to prospects over the phone.
Not on purpose but out of habit.
Here are the worst lines I hear, why they send clients running, and what to say instead.
"Do you rent or own?"
They called about a house. You're checking whether they're a listing.
Nobody wants to feel like inventory.
Say this instead after booking the meeting:
âMost of our clients appreciate a free home equity review, would you like one?â
