I filed a Writ of Mandamus against Godley ISD to command them to provide us with the public records we are due. As citizens these records are our property and refusing to provide them comes with consequences. Two hundred fifty years ago, a group of ordinary people signed their names to a document that declared something no government on earth had ever conceded: power answers to the people, not the other way around. Today, Mitch Vexler and I sat down to talk about what that actually means in 2026. Not as a history lesson, but as a set of working tools. The United States remains the only country in the world where you have a legal right, built into the founding charter itself, to fight your own government and hold it accountable. Most people have never used that right. Most people have no idea how much force it carries when they do. Episode 2: realestatemindset.substack.c…

Not bad for a trailer park kid with a GED. It doesn't matter how we arrive in this fight, so long as we arrive. This is the first order that I have ever drafted where the court signed. A petty accomplishment for attorneys but for me, massive, it just shows anyone with enough heart can fight and win. WE GOING TO COURT LFG #4thBranch

Absolute destruction of Godley ISD's narrative. Big shout out and huge thank you to Ken Paxton and the Texas State Attorney General Office for their fair interpretation and support of the black letter of the law. Politics aside, what really matters is that our officials do their job and the SAG just showed us they did there's. This letter gives me the ability to use it in my Writ of Mandamus lawsuit against Godley ISD, to show the court that the State has already decided Godley ISD has violated PIR laws and that I have a right to ALL documentation. Through this cooperation between citizen and attorney general we are one step closer to the truth. The information they are fighting to withhold is listed below. LFG Request: Godley ISD, sent July 22, 2026. Subject: Independent-auditor governance communications and representations, FY2023 through FY2026, including any audit in progress, from Snow Garrett Williams or any other auditor. The auditor’s engagement letter or contract, and every payment to the auditor. Every required communication from the auditor to the Board or administration. This means the planning letters and the results/governance letters. Every communication about internal-control problems. That covers deficiencies, significant deficiencies and material weaknesses, including management letters and the District’s written responses and corrective-action plans. Every management representation letter signed by a District official. The schedules of audit adjustments, including uncorrected (“passed”) adjustments. Every written fraud-risk inquiry the auditor sent to officials or trustees, and every written District answer. Communications about interfund transfers, debt service funds, fund balances, or the contents of bond official statements, July 1, 2022 to the present. Any communication about the auditor withdrawing, resigning, being replaced, or disagreeing with management, and any modification, reissuance or restatement of an audit report or financial statement. They thought silence would stop us. So I asked for the paper. Monday, the Supreme Court turned my friend Mitch away. One line. No reason. That same morning, a judge stepped aside in my case, citing a letter I wrote. A school district's own email about my requests: "spread them out through the summer." An appraisal district's error reports never reached its board. The Chief Appraiser told me so in writing. Every word is in their own records. The Marksman, Volume VI. Read it. Then send one email. realestatemindset.substack.c…

They answered. We amended. This week an appraisal district and its Chief Appraiser answered in court, and the people's side answered back with a First Amended Petition. Two more supplements went to the State, more than twenty new records requests went out, and our guidebook learned to speak Vermont. None of it came from a law firm. All of it came from neighbors who love their towns. You do not fight this hard for something you hate. You only fight this hard for something you love. The Marksman, Volume V, is live. Read it, share it with one neighbor, and start tonight realestatemindset.substack.c…

Fifty three pages. Twenty six exhibits. Fifteen months. Zero lawyers. On Friday morning one citizen filed a First Amended Petition against Godley ISD, and behind it rides the paper the State of Texas has been holding the whole time: four auditor letters, a bond approval, two TEA notices, and a Comptroller error log that flagged the Johnson County appraisal roll 2,006 times. They all knew. Nobody's job was to read it together. That job belongs to We the People. This week we did it. The Marksman, Volume III: They All Knew. The Fourth Branch Wrote It Down. realestatemindset.substack.c… Read it. Then stand up. There is a seat at this table with your name on it.

They told me they know my church. The State of Texas told an appraisal district: you have been sued. Volume II of The Marksman is live: an alias pulled from a school district's own files, service completed at the district's own front counter, five letters from the Attorney General, and one family that will be in its pew Sunday singing louder than ever. They brought fear. We brought paper. The paper is winning. Read it, share it, and stand up with us. realestatemindset.substack.c…

A GREAT DAY FOR TRANSPARENCY IN MONTGOMERY COUNTY 🙏 On August 18, I filed a Petition for Writ of Mandamus in Montgomery County District Court, Cause No. 26-08-14327, respectfully asking a judge to order the Montgomery Central Appraisal District to release public records under the Texas Public Information Act. What are we asking for? Records about the software system used to set the value of your home: the change logs, audit trails, and error reports behind the number every property tax bill in this county is built on, plus records of audits and enforcement. When we asked to see them, the District estimated $63,754 in charges. Not one page has been produced. The Public Information Act begins with a promise: government is the servant of the people, not the master. And when records do not come, the law gives every Texan a peaceful remedy: the courthouse. That is where we are. No anger. No shortcuts. We trust the court to apply the law fairly, and we will respect whatever it decides. Transparency is not a threat to good government. It is the proof of it. This is a great day for the people. 🇺🇸

After 26 days, it's done: the Superintendent of Godley ISD has been personally served in my Texas Public Information Act mandamus lawsuit. This is what persistence looks like. The public's right to know doesn't enforce itself and sometimes you just have to keep showing up and refuse to quit. Mega love to the people who made it possible: the Johnson County District Clerk's office and Johnson County Constable Precinct 1. The clerks, the constable, and the deputies were professional, patient, and genuinely kind in every single interaction. They treated a citizen with respect and did their jobs with integrity, that's public service done right. Transparency won today, because of good people doing good work. Thank you.

The Drowned Inheritance: Why I write this: I have spent the last two years walking through what water leaves behind. Six months of it in the mountains of Appalachia after Helene, hauling supplies into hollers that had stopped existing as addresses, and then the investigations that followed, in Texas and Tennessee and Florida, wherever the records led. I will not describe the worst of what I saw, because the families who lived it do not need my description of it. But I will tell you plainly that the images do not leave. They are with me when I read a bond ledger at midnight and they are with me now, writing this. I did not choose this work because I enjoy it. I chose it because the cameras only ever point at the grief, and behind the grief, in the quiet, I kept finding machinery. That is what this publication is for. Real Estate Mindset is independent and sponsor free, and it is built on public records: appraisal districts, river authorities, school bond ledgers, federal filings, deed books. I follow the paper the way water follows granite, downhill, to where it pools. The first investigation posted here, The Drowned Inheritance, runs from a hill Thomas Edison once bought, drowned now beneath a Texas lake, through the floods of the last three summers, to an observation almost nobody has been willing to make out loud: when the water rises, the title rises with it, away from the people standing in the river and upward toward the sovereign. If you want comfort, there are better newsletters than this one. If you want to see the machinery, subscribe, and bring your records requests. Substack: realestatemindset.substack.c…

Two letters, same day. On July 21, the Texas Attorney General's Open Records Division issued its second consolidated notice to Godley ISD over unanswered public information requests, six more complaints, under ID# OR-26-039305-IC. That same day, the district's deadline to respond to the first consolidation, twenty-two complaints, under OR-26-024286-IC came and went. No response... Also on July 21, the Texas Education Agency completed its jurisdictional review of my complaint and referred the allegations to its Compliance Review Unit. Two things worth saying plainly. First: thank you. To the Open Records Division, and to TEA, thank you for doing the work. Agencies that answer their mail, follow their procedures, and take a citizen's paperwork seriously are the reason any of this functions at all. Second: this was never supposed to be a fight. I asked for paperwork. Bond documents. Audit letters. Taxable value certifications. Records that belong to the public that paid for them, held by people who work for that public. I want to read them, rule out what can be ruled out, and move on. Every single one of these disputes could have ended with an email and an attachment. If the district wants to keep fighting, we'll keep going, with the First Amendment, the Texas Public Information Act, and every lawful process available to a citizen. But the way out has never changed, and it's still open: Produce the records.

The Advocacy Playbook Volume 3 Most citizens fighting their government lose the same way: they win one battle and let the rest go quiet. Volume III proves the opposite instinct is right, showing how one person runs five accountability fights at once without a single deadline slipping, backed by real letters, real filings, and real results. The doctrine that turns a lone citizen into something a government can no longer outlast. Playbook: real-estate-mindset-homebuyi…

Are you F#@KEN kidding me? $360,999,418 for an open records request? Maybe I should be happy it wasn't $361 million.
