Can we do anything about Vermont's housing crisis?
Most obstacles to affordable housing construction are local!
Let's reform land-use regulations, allow denser infill construction in our town centers, and incentivize walk-able mixed use communities.

One option is increasing the property tax rate, which is dramatically lower than surrounding counties.
We have a homestead exemption, so it would still be pretty progressive. Just have to bring back abatements if we don’t want to slam housing production.
An alternative to abatement would be a renter’s rebate at the same level as the homestead exemption. Renters living in a $200k apartment effectively pay double the tax rate as someone in a similar condo or rowhome today.
This is one of the last large developable surface parking lots along South Broad.
Housing prices have gone up 27% over the past 7 years, while rents have increased 40%.
Pretty soon the easily developable sites will be gone, as will the new construction release valve.
A new apartment building proposed for South Broad Street is shorter, and smaller, than might be expected (the property is within walking distance of two subway stops). It also has one parking spot for every two apartments: inquirer.com/real-estate/hou…

René Livas estimates replacing Philly's wage tax with a land value tax would bring 26-78k jobs back from the burbs.
We'd get similar boosts from replacing BIRT and the building portion of the property tax with LVT.
This and other things Philly needs will be in @5thSq's platform

Today the newly opened Huanggang Port was a bit swamped during peak hours with travellers taking advantage of the long weekend. It took almost 1 hour to cross at surge times. Bus routes B10 and B11 were each operating as frequently as every 5 mins to handle the high demand.
Why isn’t the Route 23 bus stop at Market St in front of the Jefferson station doors so people could wait inside when it’s cold or raining?
Could understand not want to crowd the doors, but it’s a pretty large space with 6 doors, and not that many people use that entrance.
This is a major bus stop, with over 1200 boardings a day, with no shelter, but with septa owned shelter just feet away.
It serves more riders than the entire Cynwyd line, the Chinatown station on the BRS or all but 12 regional rail stations.
Anyone know why they are installing a flooring system here in market east on Ludlow st? No permits posted yet.
It’s honestly amazing to see places like Manhasset where 1920s farmhouses sell for $800 per square foot like it’s a condo in Boston’s back bay.
This is a price that would support new 40 story towers but NY doesn’t have a market economy for housing.
Even in NY’s expensive construction environment, high end 5 over ones only cost like $500 per sqft, well under the market price for housing.
So much would get built if NY state pre-empted zoning around transit stations.
Oh boy, I hadn't looked at the prices of condos in Back Bay since before the pandemic, and they are not $800 per sqft anymore.
Why aren’t state level elected officials outraged when commuter railroads have farebox recovery ratios of 20-30%?
Why don’t they demand zoning reform around transit to help reduce the billions per year they provide in operating subsidy?

Very good reporting on the political incentives that prevent Philly City Council from abolishing an office that so many outside observers have advocated eliminating
Maybe not convincing to housing skeptics, but the developer here saying that 20% affordability requirements in University city has effectively killed the pipeline for more student housing is pretty unsurprising.
The tallest student housing tower in University City opened in August, and its developer is weighing opportunities for its next Philadelphia project. bizjournals.com/philadelphia…
