We caught up with Founder & CEO Atticus LeBlanc at BPCON2026 to hear what’s new for hosts.
The big news - PadSplit launched HostGuard in August, a program which is paid for by residents! It gives PadSplit hosts protection that includes:
- $50K for member damage
- $10K for evictions

Where do rookie landlords actually lose money?
It’s usually not one big disaster. It’s small leaks: a bad tenant who never got screened, rent priced below market, payments you have to chase every month, and a weak lease that doesn’t protect you.
Avail helps you plug them:
- Screen every applicant with credit, criminal and eviction reports
- Price your rent with real comps
- Collect payments with automatic reminders
Listing, screening, leases and rent collection, all in one place.

No pets allowed? That rule might be the most expensive one in your lease.
Here’s the math most landlords miss. Two-thirds of households own a pet, and 72% of renters struggle to find a place that will take them. So when you ban pets, you’re turning away most of your market. Meanwhile, your unit sits empty.
The fix isn’t crossing your fingers and hoping Fido behaves. It’s screening smarter.
With PetScreening:
- Every applicant creates a pet profile, so you vet the animal and not just the human
- You can charge pet rent and turn furry tenants into extra income
- Assistance animal reviews, the part landlords dread most, get handled for you
And the bonus? Pet-friendly tenants stay 21% longer. Fewer vacancies, fewer turnovers and more rent in your pocket.

In 2013, a BiggerPockets member started mentoring a new investor.
Today, that investor is the CEO of BiggerPockets with 180 doors.
In 2017, Eric found the platform for himself and saw just how big the community behind his mentor really was.
So stepping in to lead the team wasn’t just another executive role.
It was a homecoming to the community he credits for his success.
Now he wants to hear from you.
Eric now hosts monthly office hours, an open Q&A where you can ask him your questions, share your insights, and tell him what you want from BiggerPockets.
If you’re a Pro member, keep an eye on your inbox: Registration for November’s session will drop soon.
What’s the first question you’d ask him?
Will the housing market ever return to "normal"?
To hit historical affordability levels, we’d need:
• 4% mortgage rates
• A 25% plunge in home prices
• Or +33% wage growth (a 42-year wait at current rates)
Realistic timeline to normal affordability: 6+ years.
What do you think gives first: home prices, mortgage rates, or wages?
Most rentals make you choose: cash flow or making an impact in your community.
PadSplit says you can have both.
Instead of renting your property to one tenant, you rent it by the room.
That can mean up to double the NOI of a traditional long-term rental.
And for the tenants? Many PadSplit members can’t qualify for a traditional apartment.
They’re the nurses, cooks, drivers and retail workers who keep our cities running, and they’re being priced out every day.
Enjoy better returns for your efforts and offer affordable housing for others.

Your first deal is probably sitting in a call you haven’t made yet.
Once real estate investors have a few doors, they outsource the grunt work.
They’ve earned that.
When you’re starting out, the grunt work is your edge.
That’s where your first deal is hiding.
There are a lot of downs before the ups.
And if you quit in the downs, you never earn the ups.
So get clear:
Where are you trying to go?
What does winning actually look like for you?
Because if you don’t define the destination…
You’ll never know if you got there.
Do the work others won’t, so you can live how others can’t. 💪
He was overpaying the IRS by $85,000 a year.
Big W-2 income meant his rental losses were frozen. All that depreciation just sat there, doing nothing.
So he made two moves:
1. Qualified as a Real Estate Professional: 750+ hours, tracked and audit-ready. That unlocked the losses.
2. Stacked a cost segregation study, pulling decades of deductions into Year 1.
Projected deductible losses went from $200K to $400K, and roughly $85K off his tax bill.

His condo lost $100K in value. Instead of selling, he turned it into a rental.
A decade later, he walked away with a $290K gain.
In 2007, Vaibhav Puranik bought a Los Angeles condo for $550,000. By 2011, it was worth just $450,000. With a baby daughter and a house with a yard on his mind, he had a decision to make.
His agent asked how much cash he had. The answer? $80,000. Enough to buy a house and keep the condo as a rental.
So that is exactly what he did.
He went on to buy single-family rentals in Dallas-Fort Worth before moving into multifamily syndications. When buying one house at a time felt too slow, he put $100,000 into an apartment syndication and negotiated a condition that earned him a general partner seat.
About 10 years after buying that original condo, he sold it for $840,000.
Today, his portfolio includes three single-family rentals and general partner stakes in 40+ apartment units.
Sometimes, your biggest real estate win starts with the property everyone else would tell you to sell.

Same house. Same mortgage. Potentially 2.5x the rental income. 👀
The strategy is co-living: you rent by the room instead of to one tenant.
And PadSplit makes it easy:
→ List your property
→ Get booking requests from vetted tenants
→ Stay in control of your home

For 40 years, wealth has been moving faster in one direction: from people who earn it to people who own assets.
Scott Galloway’s advice is blunt:
“As fast as you can, move from being an earner to an owner.”
There’s more than one way to get there: stocks, a business, real estate.
But the path to real wealth runs through ownership.
Which side are you on?
