Many aren’t advertised as having one because the Seller doesn’t know its value. @nejatian any chance we can work together to get some Vets lower rates through assumable loans? 4 days in Florida looking at houses done. 3 VA assumable loans negotiating purchasing as an investor all under 3% interest rate. 5% down with around 7 cap rates. Florida is assumable loan Mecca. Appreciation has been flat last few years so there’s minimal gap. Every investor should look into it.

Finally a Realtor who knows what’s up with VA loans! Non Vets and Investors can assume VA loan mortgages. VA loans actually have more lenient debt to income ratios than normal loans. If you’re trying to buy a home and rates priced you out, type key word “assumable” on Zillow.

Nobody is probably into this so apologies. All gov backed loans are assumable by law. Banks don’t tell u this bc they want u to get a 7.5% loan not a 2.5% loan. They are also capped at fees they can charge($400-$1800)so they lose money underwriting an assumable loan. But they are legally required to do it within a certain time period if borrower qualifies for loan. FHA loans have to be assumed by a person who qualifies for a FHA loan and lives in property. VA loans don’t have that requirement. Anyone can assume a VA loan if the veteran gives up part of their future entitlement. Basically in any area with homes under $700k the entitlement the veteran gives up doesn’t matter, they can still get another VA loan. Over that price and Veteran begins to need a down payment for a future loan. I’ve spent the last few months having ai read every mortgage document in US flagging VA loan indicators(every state is different). It’s a lot of data. Now imagine you have a hedge fund. The Fed rate is higher than many assumable loans. An entire hedge fund could clean up with the above I just mentioned. Contact me if you’re that fund and I’ll give you the data and even be the Veteran who talks to the Veteran Seller for you.

What’s cooler than having stock data? VA loan data while knowing they are assumable by non veterans and investors. This is just St Augustine area of Florida homes for sale right now that are assumable VA loans & seller doesn’t know. Will be house hunting during day rest of week and keeping up w all the stock data DMs when I can. I have more data for everyone who DMd me or joined the free discord.
