Building a network of commercial parking + charging zones for AV fleets, so robotaxis stop using residential streets as a free lot. Then a homeowner pitched the same thing on Orlando NBC this week. You can stop running pilots. Buyers are demanding it. @wesh2 instagram.com/reel/DVP0ZZKAL…

the BART stop is the interesting part. Pickups bunch up around train arrivals, so cars want to wait nearby for a few minutes at a time, and station areas often have park-and-ride lots. A bigger zone also makes the trip back to a central depot longer, so a few small lots spread through it matter more. @FredLambert electrek.co/2026/10/27/waymo…

Every mile a robotaxi drives empty to get back to a central depot is cash burned on the floor. Autonomous fleets don't need bigger depots on the edge of town—they need a distributed ground network inside the city. That's why we built XoomPark.

The real-estate land grab Everyone's watching robotaxis learn to drive. Almost nobody's watching where they're going to park. Zoox: 350,000+ sq. ft. in Hayward. Waymo: 65,000 sq. ft. near Boston. Lyft: 80,000 sq. ft. in Nashville. And Zoox is negotiating $500K annually for parking in Santa Monica. The autonomous vehicle industry is quietly becoming a major commercial real-estate customer. That's a market worth paying attention to.

The $500K Zoox parking deal 150 robotaxis. $500,000 a year. Just for parking and staging. Zoox is negotiating an agreement with Santa Monica to use existing municipal parking facilities. Not a new depot. Not a charging facility. Parking. Here's what people are missing: Robotaxis don't just need somewhere to charge. They need somewhere to wait. And as fleets expand, existing parking facilities could become some of the most valuable infrastructure in autonomous mobility. The next generation of AV infrastructure may already be built. It just needs to be connected.

A driver needing gas or a wash pulls into a station a few blocks away. A driverless car needs the same stops, but nobody is there to choose one. So we're building pit stops near riders: approved local shops where fleets can book a charge, a clean or new tires. xoompark.co

Zoox activity on Austin's traffic cameras jumped this week: 5 sightings Thursday, 17 Friday, 33 Saturday. Most were on East Riverside Dr. robotaxitracker.com

A rideshare driver doesn't go home for every fill-up, wash or new tire. They stop at a shop they trust nearby. A driverless car needs that too, just with no one behind the wheel. Pit stops near riders, run by XoomPark and approved local shops. That's the network we're building.

Today at 2pm EST, Boston will consider becoming the first major city in the world to ban fully autonomous vehicles based entirely on vibes. Waymo is involved in 5X fewer injury-causing collisions than humans, and employment in SF's taxi and limo industry grew by 7% last year!

Found the @Waymo depot in Dallas where they clean and recondition their fleet. How are they charging them? Propane generators. Electric autonomous vehicles charged by propane. 😂

I've applied to run a fleet in Hill Country, outside of Austin... can build a depot powered by solar and batteries quickly at the ranch! Put me in the game, coach! 😂

Own a gas station, car wash, or surface lot where the cars already stop? Fleets need places close to riders to charge, clean, and wait. You may already have most of what a depot does. List the site on XoomPark OS. You set the hours and the services. #robotaxi #autonomousvehicle #av

Researchers simulated 1,700 #robotaxis in San Francisco. Letting them wait near riders instead of circling cut fleet miles by about 60%. They didn’t model off-street lots. Robotaxi companies, they wrote, “do not own or have access to many off-street lots,” especially during the day, so cars would deadhead to the few they have. That’s the gap we’re closing.
27
Every race team has a garage. Races are won in the pit lane. #robotaxi fleets will always need depots for the heavy work. For a charge, a clean, or a wait, closer to the next rider beats another mile of empty driving. That’s the layer we’re building.

A #robotaxi depot isn’t a building. It’s a list of jobs: park overnight, charge, clean, wait for the next ride. New depots take years and megawatts. The lots, garages, car washes, and gas stations where cars already stop are already there. We’re turning those sites into depot capacity, bookable in one place.

Fleets scale in cars. Cities scale in lots.

Operator lesson: cleaning is a real estate problem. @gbrulte of Road to Autonomy watched one Austin robotaxi depot for an hour and saw no cleaning bays. If cleaning is far away, dirty cars stay in service. Put it where cars already wait.
30
If riders will happily wait a few minutes for a car that shows up clean, at the same spot, every time, why do fleets still circle to stay close? Waiting near demand only works if there's a legal place to wait.
13
Prediction: in the first cities with five robotaxi fleets, growth will be capped by land before software or permits. A fleet can add cars on a short timeline. A powered, approved lot near downtown takes far longer.
32
Unpopular view: the robotaxi race won't be won by the best driver. In a few years several will be good enough. It will be won by whoever keeps cars clean, charged and close to riders without building a depot in every neighborhood.
