Why Builders Use Hollow 6-Inch Blocks Instead of Solid Ones (Even When the Holes Are Filled) Someone asked me this question today in the comment section of one of my posts. He said: “Why not just use solid blocks if you’re still going to fill the holes in hollow ones?” Here’s the truth most people don’t know: Hollow blocks are not a shortcut — they are a smart engineering design. 1. Strength at Lower Cost – Hollow blocks use less cement, sand, and water compared to solid blocks, making them cheaper to produce. But when the cavities are filled with concrete and iron rods during foundation works, they become even stronger than most solid blocks. 2. Built-in Reinforcement – Those holes are not a mistake. They are channels designed to hold steel reinforcement and concrete, turning ordinary block walls into mini pillars. This is one major reason why engineers prefer them (especially 9 inches) for multi-storey buildings. 3. Better Insulation – The air space inside hollow blocks reduces heat transfer, keeping buildings cooler in hot weather while also cutting down noise penetration. 4. Lighter Weight – Hollow blocks are easier to carry and reduce the dead load on foundations, which is very important for long-term structural stability. The truth is, filling hollow blocks is not a waste, it’s how you get the best of both worlds: cost savings plus high strength. So next time you see hollow blocks being used, remember: they are part of a well-thought-out design, not a compromise. #BuildingWithKnowledge #ConstructionTips #StrongFoundations #VanguardStructures

NEVER EVER BUILD A HOUSE BEFORE UNDERSTANDING THESE DOCUMENTS If I could stop just one person from making an expensive building mistake, it would be this. Most people think once they buy land and save money, they’re ready to build. No. This is where costly mistakes begin. Before any construction starts, you must understand a few key documents. First, the Architectural Drawing. It shows your home layout rooms, doors, and windows. If you don’t understand it, your house may not turn out as expected. Next is the Structural Drawing. This is what keeps your house standing. It guides the foundation, columns, beams, and reinforcement. Then the Bill of Quantities (BOQ). This controls your budget by listing materials and costs. Without it, you’re just guessing your spending. Fourth, the Mechanical and Electrical Drawings. These plan your wiring, plumbing, sockets, and drainage. Fixing them later is expensive. Finally, the Building Approval Documents. Skipping them can stop your project or even lead to demolition. Building a house is a major investment. So don't build with assumptions. Build with the right documents. Save and share this before you start building. #vanguardstructures #landedproperties #constructiontips #LandInvestment

Before You Dig: This is What You Must Know About Foundation Depth and Trench Width Many buildings fail long before the walls go up, not because of poor roofing or bad finishes, but because the foundation was handled carelessly. The depth and width of your foundation are not matters of guesswork; they determine how well your structure will stand over time. Sadly, this is the stage where many people make costly mistakes that could have been avoided with the right knowledge. Let’s break down the key factors that should guide your decisions before you pick up that shovel. 1. Understand Your Soil First The strength of your foundation begins with the ground beneath it. A firm soil, like laterite, can support a shallower foundation, while weak or unstable soils such as clay or reclaimed land will require digging deeper to reach a solid bearing layer. This is why conducting a soil test or at least a thorough site assessment is crucial before any excavation starts. 2. Consider the Building Type The nature of the structure you intend to build influences how deep and wide your foundation should be. A bungalow doesn’t demand the same foundation strength as a duplex or multi-storey building. The heavier the load, the more robust the foundation must be to safely carry the weight. 3. Examine the Terrain If your land is sloped, uneven, or has varying ground levels, you can’t dig uniformly across the entire site. Some sections may need to be stepped down, filled, or adjusted to maintain consistent foundation levels and prevent differential settlement later on. 4. Check the Water Table and Drainage Areas with high groundwater levels or waterlogged sites pose special challenges. Foundations in such conditions often need to be deeper or reinforced to avoid future structural problems. Proper drainage systems and hardcore fillings should be in place before laying the concrete. 5. Determine the Right Trench Width The trench must be wide enough to support both the wall and the concrete footing. The actual width depends on the wall thickness, the type of foundation (strip, raft, pad, etc.), and the soil’s bearing capacity. Your engineer uses these factors to calculate the appropriate dimensions to ensure load is well distributed. 6. Always Work with Professionals Foundation work is not a trial-and-error stage. Allow a qualified builder or structural engineer to set the correct foundation depth and trench width using soil test results, building design, and structural calculations. This ensures your building complies with standards and stands the test of time. Final Note: Your foundation is the backbone of your building. Decisions made at this stage influence the safety, durability, and cost-effectiveness of the entire project. Don’t take shortcuts. Get it right from the ground up. #VanguardStructures

OUTDATED DESIGN AND CONSTRUCTION PRACTICES YOU SHOULD WATCH OUT FOR Honestly, I understand how it feels to spend a huge amount of money building what is supposed to be your dream home, the crown of years of hard work and sacrifice. But imagine finally completing the house, only for people who visit to congratulate you and then start pointing out features that make the building look like it belongs to an older generation. Architecture and building trends evolve. Some things that were considered beautiful, luxurious or fashionable 15 to 20 years ago can now make a newly built house look dated. Here are 4 outdated design and construction practices I still see frequently in Nigeria: 1. WALL BRACKETS Wall brackets have become less popular, especially in homes with POP ceilings. Modern lighting designs can achieve the same decorative effect through concealed LED strips, spotlights, wall washers and other indirect lighting solutions. Wall brackets can also interfere with the clean, minimalist appearance that many modern interiors are designed around. 2. PUTTING ARCHES EVERYWHERE A lot of Nigerian homes still use arches to separate the living room from the dining area or other spaces. But the trend has moved towards cleaner, more open spaces. Instead of creating unnecessary visual barriers, modern designs often allow the living and dining areas to flow into each other, making the space feel larger and more contemporary. 3. STEP DOWN SITTING ROOMS This is another feature that was very popular in older Nigerian house designs. A step down living room make a new building look dated. Modern homes generally favour level, continuous floors that create a cleaner appearance and are also easier to navigate. 4. TILING THE ENTIRE EXTERIOR There was a time when covering almost the entire exterior of a house with tiles was considered a sign of luxury. Today, that approach can easily make a building look visually heavy and dated. A combination of screeding, quality exterior paint, textured finishes and strategically placed tiles or stone can create a much cleaner and more contemporary appearance. The goal is not necessarily to eliminate exterior tiles completely, but to use them intentionally rather than covering every available surface. And this is not to say that these features are completely wrong or that every house with them is ugly. Architecture is subjective, and some people genuinely love these designs. The point is this: If you are spending millions to build your dream home today, don’t design it based solely on what was considered beautiful 15 or 20 years ago. Your house should not only look beautiful when you complete it. It should still look good 10, 15 and 20 years from now. That’s why working with professionals who understand current design trends, functionality, proportions and construction details is important before you start building. You are not just building a house. You are building an asset. What other outdated design or construction practices do you still see frequently in Nigerian homes? Drop them in the comments. 👇🏽 If you found this useful, like, share and follow for more practical construction and building advice. #vanguardstructure #architecture

How to build a house step by step in Nigeria In my last post, I shared a conversation I had with a client who wanted to build a three-bedroom house. He wanted to see different floor plans, know how much each would cost, and then choose the one he liked. I explained why giving an accurate construction cost isn't as simple as looking at a floor plan. That conversation also made me realise that many people want to build their own houses but don't fully understand the process involved. So, if you're an average Nigerian planning to build a house, here is the step-by-step process, from your first decision to finishing. 1. Decide what you want and what you can afford. Before looking for house plans, determine the type of house you need, the number of bedrooms, your family's needs, and your realistic budget. Remember to account for the entire project, not just blocks and cement. 2. Secure your land and verify it. Before paying, engage the appropriate legal and surveying professionals to verify the land documents, boundaries, ownership and any restrictions. Also consider access, drainage, flooding and whether the land is suitable for your intended building. 3. Engage an architect for your building design. Tell the architect your needs, budget, lifestyle and preferences. The architect develops a design that suits your land and requirements. This is where you discuss floor plans, elevations, room sizes, appearance and how you want to use the spaces. 4. Prepare the technical drawings and project documents. A beautiful floor plan alone is not enough to construct a building. Depending on the project, you may need structural drawings from a structural engineer, electrical designs from an electrical engineer, mechanical and plumbing designs from the relevant professionals, and a soil investigation report from a competent geotechnical professional where required. A Quantity Surveyor can prepare the Bill of Quantities (BOQ) to help you estimate the cost of the work and materials. 5. Obtain the necessary approvals and building permit. Submit the required drawings and documents to the relevant planning or building control authority in your state or local jurisdiction. The requirements vary by location and project type. Obtain the required approvals and permits before commencing construction. 6. Establish the total construction budget. Use the completed design, specifications and BOQ to understand the likely cost of construction. Include professional fees, statutory charges, materials, labour, transportation, finishing and a contingency for unexpected expenses. If your money isn't enough to complete the project at once, plan your construction phases before starting. 7. Select your contractor and agree on the terms. Don't choose a contractor based on the cheapest quotation alone. Compare the scope of work, materials, experience, payment arrangements and proposed timeline. Put the agreement in writing so everyone understands their responsibilities. 8. Prepare the site and set out the building. Clear the site where necessary, establish the building position and levels, and confirm the setting-out against the approved drawings. Your builder, surveyor and other relevant professionals should be involved as appropriate. 9. Construct the foundation. Foundation design must reflect the building loads and ground conditions. Once the required excavation, inspections and preparation are completed, the foundation is constructed according to the approved structural design and specifications. Don't copy a neighbour's foundation simply because the building looks similar. 10. Build the structural frame and walls. Depending on the building system, this stage includes the columns, beams, slabs, blockwork and other structural elements. The work must follow the relevant drawings and specifications, with appropriate supervision and inspections.

CAN I BUILD WITHOUT AN ARCHITECTURAL Design? . . . Yes, you can, but it’s like marrying someone you’ve never met until the wedding day. While you might grow to love them over time, there’s a greater chance of incompatibility, which could result to unstable marriage. This is why having an architectural drawing is essential before starting any building project: 1. Approval from Authorities: An architectural drawing is required to get your building approved by the government. Constructing without government approval is like buying a car without a receipt – it could lead to legal issues. 2. Visualizing the End Product: Architectural drawings give you a clear picture of how the building will look upon completion. It's similar to courtship, where you understand your partner before marriage. 3. Preventing Waste of Materials and Money: Without a proper plan, trial and error can result in wasted materials, unnecessary expenses, and even demolition or remodeling of certain parts. 4. Accurate Cost Estimation: An architectural drawing allows contractors and quantity surveyors to estimate the project's cost accurately, helping you plan your budget effectively. Having a detailed architectural drawing is not just a formality but a crucial step to ensure a smooth, efficient, and successful construction process. ©️ David Inusa Ahmed #buildingconstruction
