BRRRR investors: What if you didn’t have to wait 6 months to pull your cash back out of a deal?
Here’s something many real estate investors don’t realize.
A lot of DSCR lenders require a 6-month seasoning period before allowing you to refinance based on the property’s new appraised value.
But not all lenders.
We have access to DSCR programs with NO seasoning requirement.
Here’s why that matters.
Let’s say you:
→ Buy a distressed property for $100K
→ Invest $50K in renovations
→ Complete the rehab in 90 days
→ Get a new appraisal at $225K
At 75% LTV, that’s potentially a $168,750 DSCR loan, subject to program guidelines.
Instead of waiting another 3–6 months to access your equity, you may be able to refinance shortly after completing the project.
Pay off your hard money loan.
Recover more of your invested capital.
Move on to the next deal.
This is what I mean by VELOCITY OF CAPITAL.
The faster you can recycle your money, the more opportunities you can potentially pursue.
And here’s another important point:
No seasoning doesn’t necessarily mean higher pricing. We have programs offering no-seasoning options without an additional seasoning-related pricing adjustment.
Actual cash-out eligibility depends on the appraisal, documentation, LTV limits and other program requirements.
If you’re buying, renovating and refinancing rental properties, message me. Let’s look at how quickly you could get your capital back into the next deal.
Want to build a new construction investment property but have ZERO construction experience?
Here’s something you should know.
Most ground-up construction lenders want to see previous experience building and completing projects, often within the last 36 months.
Why?
Because building a property from the ground up carries more risk than buying an existing one.
But here’s the good news.
There ARE lenders willing to finance first-time investors and developers.
The trade-off?
You may need to bring more money into the deal.
Lenders will typically evaluate:
→ Credit score
→ Liquidity and cash reserves
→ Construction budget
→ Land value and existing equity
→ As-completed appraised value
→ Builder/GC experience
→ Property location and market
→ Exit strategy: sell or hold
And here’s another opportunity:
If you already own the land, the equity in that land may count toward your required contribution, potentially reducing the additional cash you need.
Whether you’re building a single-family rental, duplex, triplex or fourplex, don’t automatically assume you can’t get financing because you haven’t built before.
The financing may be available. You just need the right structure and enough equity.
If you’re considering a ground-up construction investment project and need help figuring out the financing, send me a message.
When u helped a client get a bank statement loan rate in low 7s in August but now regular conventional rates are higher😢😢😢😢
Just got a term sheet on a DSCR Loan for a client for two offers on property in PA under 100k.
Rate was in low 8s.
Note that there are virtually no options below a 100k loan amount. This option goes down to 75k price.
If you need help, hmu.

ONE BAD MONTH CAN WIPE YOU OUT?! Why Income Isn't Wealth teapawt.org/i/broadcasts/1qKVmyYAp…
this a fun scenario. I was talking to a builder on one of their 3 million plus custom home build listings in North Carolina.
because it's new construction, we can do a Forward commitment and buy the rate down outside of closings on a block of funds, and buy down into the low 5's.
The scenario started with putting down 25%, and the client wanting to put an offer in under list price.
in this case, im going to use an example number of 5%.
So with a forward commitment, the builder would keep the price the same, but use the concession toward buying the rate down.
The payment is substantially lower obviously with the lower rate.
What was fun about it, is that even when you drop the down payment to 20% down, the payment at the lower rate is still lower than the scenario with putting down 25% and the discounted price.
in this scenario that 5% difference in down payment kept over 100k extra in their pocket.
and the client started talking about the multi family deal they were simultaneously working on and could use the extra funds to go towards that.
if you want so see the full breakdown on the numbers, let me know, and i will send you the breakdown.
