A few people have Thursday's numbers tangled, so let me untangle them.
The majority of the $684m loss is the cost of retiring Bitcoin miners as we convert those sites to AI Cloud. Non-cash. The cloud business underneath ran ~87% gross margins (ex D&A).
Every megawatt that comes off mining goes back on at multiples of the revenue. Recent 3-year AI Cloud contracts are at >$20m per MW (IT), more than double late last year.
And the $25-30bn of forecasted FY27 capex isn't an equity number. Customer prepayments can cover about half the GPU capex. Lenders can fund most of the rest. We raised ~$19bn over the last twelve months and only ~$3bn of it was equity. We haven't borrowed a dollar against the data centers yet either.
$4bn of ARR is contracted, with three sites commissioning between now and year end to bring it online. And that's the 2026 story. The real ramp is 2027, when Sweetwater and the next wave of capacity come into play.
It's delivery time.

$NBIS just generated $574.9M of AI cloud revenue in Q2.
Based on Jim’s Q4 projection of $595.3M, $IREN would exceed NBIS’s current AI cloud revenue just two quarters from now.
Yet today:
$IREN → $16B market cap
$NBIS → $73B market cap
A 4.5× valuation gap for something that’s a near certainty. And I won’t even mention the difference in their power pipelines… 😉

Nine months ago we signed a contract. Today Microsoft has accepted delivery of Horizon 1: 50MW of direct-to-chip liquid cooled AI infrastructure, built, commissioned and handed over.
A greenfield build of this scale typically takes 2-3 years. Owning the land, the power, the substations and every workstream in between is how you compress that.
Proud of the 3,000+ people on site who make it happen. Three more Horizons to go this year.
Horizon 1: delivered.
IREN has delivered Horizon 1 to Microsoft and achieved NVIDIA Exemplar Cloud status on NVIDIA GB300 NVL72.

12 months ago we had ~3MW of self-built AI Cloud capacity. Today: 480MW being delivered this year, $2.8bn in new contracts signed, and our 2026 ARR target raised to $4bn+ with ~85% already under contract.
Demand continues to exceed everything we can build. Recent contracts include customer prepayments covering ~45% of the associated GPU capex, with weighted average contract terms of ~4 years across the portfolio.
Data centers. Compute. Software. The three-layer thesis, executing as written:

We're in a good spot. Proud of the team.
IREN has signed $2.8bn in new multi-year AI Cloud services contracts with leading AI developers and raised its year-end 2026 AI Cloud ARR target from $3.7bn to over $4.0bn.
“Our vertically integrated AI Cloud platform is scaling at pace. In the past 12 months we have expanded from approximately 3MW of self-built AI Cloud capacity to 480MW being delivered this year, with 1.2GW targeted for 2027, broadening our customer base across hyperscalers, enterprises and AI developers.”
“We are proud to support leading companies building frontier applications across design, physical AI and robotics, generative media, AI search and model development.” - @danroberts0101

IRENin energiamalli saattaa olla voittaja.
$BE : negative news circulating worth being aware of.
Short seller report from Hunterbrook Capital and Crossroads Capital alleges Bloom Energy remains heavily dependent on Chinese suppliers for scandium oxide - a critical rare earth mineral used in fuel cell production.
This directly contradicts CEO KR Sridhar’s on-record statement that the company had “no China supply chain” for the mineral.
The supply concern - scaling to meet AI data centre demand would require approximately 220 tons of scandium oxide annually. Global supply is projected at just 240 tons. Short sellers argue this makes long term manufacturing targets physically unattainable.
Securities fraud investigations opened following the report. Stock down ~12% in a single session.
Bloom’s response - filed an official 8-K with the SEC branding the allegations as “false and misleading.”
But here’s the context most people are missing.
The $NBIS x $BE deal wasn’t a forward thinking clean energy partnership.
It was a desperate pivot after Plan A collapsed.
Nebius’s original US data centre strategy relied on standard gas turbines. Local communities and environmental regulators blocked them - noise, carbon emissions, air quality permits. Plan A was legally dead.
Meanwhile Nebius had promised Wall Street $7-9B ARR by end of 2026. Missing that because they couldn’t turn the lights on would have decimated the stock.
Bloom Energy offered the only viable escape route - behind the meter fuel cells requiring no combustion permits, promising 328MW commissioned rapidly within the same year.
Nebius accepted significantly higher long term power costs to protect their short term timeline. Think of it as paying overnight shipping rates because the deadline is unmovable.
Now the short seller report questions whether Bloom can actually deliver on that promise.
Why this matters for $NBIS - three execution risks emerge simultaneously:
1/ Timeline bottleneck - Bloom manufacturing backlogs delay fuel cell delivery. Nebius cannot power up data centres on schedule. The early 2027 Vera Rubin delivery window for Meta is under direct threat.
2/ $META relationship strain - Meta already has “Meta Compute” ambitions. A delayed Nebius gives them justification to pull back on the optional $15B compute expansion.
3/ Capital strain - Nebius has raised its 2026 annual capex guidance to $20-25B with deeply negative free cash flow of -$3.68B reported in 2025 and accelerating. Any forced pivot to a third alternative power source adds significant capital pressure at the worst possible time.
And this is exactly why $IREN’s vertical integration model matters.
$IREN owns the grid connections directly. For the Childress Texas campus powering the $MSFT contract - IREN connected directly into ERCOT, built their own mega-substations and manages the transformers on site.
No fuel cell manufacturer. No scandium oxide supply chain. No third party counterparty risk.
$NBIS - at key US sites, paid premium costs for speed and accepted third party dependency where grid queues made traditional connection impossible.
$IREN - paid premium costs upfront to own the infrastructure outright.
The mitigating factor - Bloom filed an 8-K branding the allegations as false and misleading. If their defence holds the risk dissipates.
But the $BE situation just exposed the structural vulnerability at the heart of the neocloud asset light model.
Power. Chips. Construction. Capital.
All four need to land perfectly. On time. Simultaneously.

Overnight, $IREN traded almost AUD $10 billion in a single session on the NASDAQ - more than the entire @ASX's on-market daily turnover of AUD $7.5 billion.
I'll be honest. That number is humbling. But it also stings a little.
Because two and a half years ago, we were told we weren't welcome on the ASX.
The rejection was disappointing - not just for what it meant for us as a company, but for what it said about Australia's willingness to back next-generation technology at scale. We believed then, as we do now, that the future of digital infrastructure and compute deserved a place in Australian capital markets. Apparently, the feeling wasn't mutual.
But we never gave up on Australia.
We have continued to try and do business here. We have several large-scale data centre development sites across the country, and our commitment to building world-class, renewable-powered infrastructure on Australian soil has never wavered.
Australia has everything it needs to be a global leader in AI infrastructure - the land, the renewable energy, the engineering talent.
The permitting and regulatory process remains our biggest challenge - and I won't pretend otherwise. It is slow, complex, and at times deeply frustrating for a business operating at the speed that AI demands.
What it needs now is the regulatory and policy environment to not miss out on this opportunity.
But we are working through it, and when we get to the other side, we are ready to accelerate.
