I'm excited to share we've been selected as the winner for the 2023 ADU for U Raleigh design competition sponsored by @AARPNC and @BetterLD. Our goal was to design a small, affordable ADU which was comfortable for all ages, with features to promote aging-in-place. More to come.

Punched out this amazingly beautiful bathroom and guest bathroom renovation today. This was a complete gut and, in the case of the primary, reconfiguration. Tons of time spent working through these details on site. @ZiaTileUSA all around

To build a "date night" type restaurant it wouldn't be unusual to spend $900 per square foot in addition to the cost of a shell building. A really good restaurant margin (just within the 4 walls with no accounting for home office costs) is 20%. A really good return on cost is a payback within three years. To make that happen on a 5,000 square foot restaurant, sales need to be $144k per week. If half the sales happen on Friday and Saturday nights then sales on those days would need to be $36k. If the restaurant had 150 seats and was dinner only and the tables turned twice on those nights, the check would need to be $120 per person. Therefore: When you simps stop drinking liquor, the whole thing grinds to a stop. Do your part for America 🇺🇸

Now do the same for roads

At 7:10 am and there's a school zone 1.5 blocks away. I wonder if they slowed to 25 mph for it.
Replying to @RecklessRoxboro
Speeder spotted going 70MPH on Roxboro St with a 35MPH limit, near the intersection with Mallard Ave. 50MPH would count as reckless under the law. Ask the city and state transportation agencies why the road design allows this!

Looks like it's time to be in Boone.
HEAT RETURNS... High temps near 90, with humidity will feel more like 95 on Saturday. Thankfully this only lasts briefly with cool weather back for Sunday.

What's going on with all these MLS listings using obviously AI generated images? Are they seriously expecting people to trust them when they show up and realize that the nice looking kitchen was a bait and switch? What else are they lying about?

I think we all know and expect that Durham is going to choose option 3 from the article linked - "Freeway Modernization". That's more digestible for the majority of people. The right thing to do is follow the precedent set by Providence. cbs17.com/news/local-news/du…
In 2011, a stretch of I-195 that ran through the heart of Providence was demolished, freeing up 26-acres of Downtown adjacent land for new housing, public space, offices and labs and reconnecting neighborhoods once divided by the original highways construction. 📍Providence, RI

This is how you get to the main entrance to the baseball stadium downtown... This is a no-brainer.

Fall is lovely... Except for the 4-6 weeks my neighbor smokes out the whole neighborhood by slowly adding dried leaves to a burn barrel which prevents everyone from spending much time outside or opening any of their windows.

Walking around the once bustling Northgate Park feels like stumbling upon an abandoned theme park. It would be nice if it at least looked decent instead of forgotten. Could we spread some wildflower seeds or something? I have some from my garden I will contribute.
