$IREN Early Sep 2026, Sydney, NSW, Australia, same batch, neighbouring company numbers:
Bundey Project Holdings → Bundey Midco → Bundey Project
NSW 1 Project Holdings → NSW 1 Midco → NSW 1 Project
Bundey is $IREN's 800MW site in South Australia. IREN's 2021 Aussie entities were single shells. This is a new structure, built for project finance.
6 weeks later IREN unveils Redbank, 900MW at Wagga Wagga, NSW. Scoping report due end of Oct.
Amy Hood on Microsoft's call: "some 3P GPU-as-a-Service contracts that have been delayed to H2", and "customer demand continues to exceed available supply". She didn't name anyone.
$IREN fell 9% on it. I read the line the other way: delivered, energised MW is now the bottleneck at the biggest AI buyer in the world. In IREN's Microsoft contract, late delivery on its own isn't a material breach, and the remedy is a delay credit. So a delay costs a supplier timing, not the contract, and I think on-time suppliers get the pricing on the next deal.

32 banks just wrote AirTrunk A$4.25bn for SYD3 in Western Sydney, a week before the Reserve Bank meets. Rates aren't shutting the door, they're sorting who gets through it.
AirTrunk now has committed debt of over A$19.8bn on Australian projects. Banks lend to campuses with their grid supply sorted. Unconnected pipelines don't get that.
Looks like the order is grid connection, then tenant, then a loan at the project entity. If so, a signed connection is the financing event for any Aussie site, including $IREN's Redbank (Baxtel has its connection targeted for 2029).

Great palmares. What BP and T2C left out is Dan's Sydney AFL record:
• 16 seasons at the North Shore Bombers
• 231 appearances
• 650 goals as a player
• 3x premiership-winning coach, 2024–2026
Top level on the field and off it and a great community ambassador!
$IREN
I’ve never seen a CEO get as much hate as the CEO of $IREN.
People that underestimate Dan simply haven’t dived into his background.
• Master of Finance from INSEAD
• Made it to INSEADs Dean’s list
• 6 years at Macquarie: M&A advisory, debt structuring, principal investments
• Executive director & 2nd-largest individual shareholder at Palisade
• Specialist infrastructure fund manager.
• Oversaw A$8bn portfolio across 23 infrastructure businesses
• Originated opportunities and handled business development
• Board roles at Northern Territory Airports and Sunshine Coast Airport
• Board roles at Granville Harbour Wind Farm and Ross River Solar Farm
• Board roles at ANZ Terminals and Tasmanian Gas Pipeline
• Financed, invested in and oversaw airports, wind, solar and gas assets
• Experience allocating capital and structuring project risks
• Co-founded $IREN in 2018 and scaled it into AI infrastructure
Great write up here from @TimeToCompute worth reading.

Buried in Anthropic's S-1: "We have also entered into leases for data center capacity in Australia and Canada."
The S-1 confirms Australian leases; it doesn't say who. Anthropic Australia Pty Ltd has been on the ABR since 10 Dec 2025 (registration alone doesn't prove the lease). Someone in this market has a frontier-lab tenant and isn't saying.
My call: Anthropic lodges its Australian prospectus with ASIC by 26 Nov.

RBA's Sarah Hunter on 60 Minutes: oil pass-through has "a bit more of that to come". The AFR says Wednesday's CPI could all but lock in a fifth hike.
Rates won't slow the data centre boom, they'll change who owns it. It's largely offshore-funded, so the cash rate barely touches it. The ASX-funded operators feel it: NextDC (ASX: NXT) subs at about +535bp over BBSW as of 24 Oct, new development on hold.
Watch for an offshore buyer for an S4 stake before the 20 Nov investor day.

Most bullish part of Elon's post: he's borrowing $40B for GPUs. Nobody does that for a dying market!
Guppies die, fine. Fewer powered sheds, same demand, rental prices already rising. Culling the weak is how a good sector gets made 💪 $IREN

Pretty much.
As of the past few weeks, debt markets have almost entirely shut off access to money for any company that doesn’t have substantial revenue independent of AI data centers.
SpaceX closed $40B of debt for GPUs, but we’re investment grade and have Starlink & launch revenue.
That means the 200+ neoclouds are going to see guppy-level death and consolidation. Some will make it through, but not many.
Word is a Sydney consultancy has been cold-calling farmers at Nook near Sheffield, Tassie, to buy paddocks next to the upgraded substation. Govt confirms a 200-300MW "Project B", won't say whose. Firmus says not them.
No idea who it is. But $IREN has a subsidiary called TAS 1 Holdings (set up 2021), uses hydro power in BC and only announced Bundey once the grid connection was signed. Probably nothing in a name 😅 but I'm watching the Hydro Tas power queue.

Debt markets just priced the thing I've been counting in Australia: energised megawatts, not announced ones.
About 14GW of data centres announced here, a fraction with a connection.
Power first, GPUs second. The filter is only getting tighter. $IREN

WA: Gingerah's off-grid 1GW in the Kimberley runs to >A$40bn, about A$40m a MW vs ~A$10.7m for grid-connected Wagga. Crude, scopes differ, but roughly what owning your own power system costs.
Qld: Powerlink has no data-centre projects in its 2025 planning report.
The call: by 30 Jun 2028, under 40% of today's announced AU pipeline is energised or connection-signed. Today: about 18%.
No signed connection, no cheap debt, can't fund the works, slides down the queue.

Snowy 2.0 (NSW) is now costing A$22.2bn and due for full commissioning late 2029, about two years behind the 2023 plan for first power. (8 years late from original completion date)
Meanwhile NSW is telling new Sydney data centres to run on firmed NSW renewables at all times.
Firmed by what, exactly?
For a sense of scale: a proposed 1GW off-grid data centre near Broome plans 5.2GW of solar, 1.5GW of wind, 1.5GW of gas and a 5GWh battery to stay on.
My read: metro data centres will end up building or buying their own firming, with batteries, gas or storage-backed PPAs, so capex per MW goes up. Regional sites with a real grid connection and room for storage just got more valuable. ($IREN)
What I'm watching: on-site storage conditions in the next NSW consents.
Unfolded mine this week and saw $IREN. Folded it straight back up.
Sydney has about 20GW of data centre inquiries and, per Transgrid, no transmission capacity to connect any of them. Bloomberg found only 23% of 40+ big Sydney and Melbourne projects have confirmed power.
Now the bond market is pricing it. NextDC (ASX: NXT)'s 2030 subordinated notes have gone from 285bp over BBSW to 535bp (625bp at the trough). Its converts are around 71c. Scroggie says no work on any site without an existing customer commitment.
My read: lenders now charge for a missing powerline. The scarce asset in Aussie data centres isn't metro land anymore. It's a signed grid connection.
That flips the bargaining power. IREN's Bundey in SA has a transmission agreement for up to 800MW "without requiring network upgrades". That's exactly what NextDC's M3 was missing.
My call: the next big Aussie hyperscaler lease goes to a site with a signed connection, not a metro shell.
