The Government is going to miss the 1.5 million homes target.
Homes are now getting built slower than under the previous three Governments.
We need a new wave of planning reform to get back on track.

“There’s no such thing as rent control in England, silly, and you’ve always been able to challenge rent increases. Nothing’s changed.”

Six months in and the tribunal system is already gumming up. There’s basically zero reason not to challenge any rent increase (apart from a lingering reluctance to take the piss), and as more tenants cotton on, practically the entire rental market in England will grind to a halt.
The Renters’ Rights Act continues to produce the most painfully predictable consequences. thetimes.com/money/tax/artic…

BREAKING
The OBR says the tax raid on landlords - increasing property income tax rates by another 2% - will:
1) Make it less likely that people become landlords, ‘reducing long term rental supply’ and leading to a ‘steady long-term rise in rents’
2) See landlords simply pass on costs to tenants, increasing rents

In a better world the big developers would be forced to up their game because skilled small builders would be providing real competition. Our planning system means big developers instead spend on lawyers and consultants and the smaller builders don't get to build at all.
The average new-build property has 130 defects, according to specialist inspection company HomeSnag.
I visited one with Tom Britton and his team to find out why so many of Britain's shiny new homes are scarcely fit for purpose.

The North East is the most supportive region at +11 and Northern Ireland the most opposed at -50.

⚡️ We need to make better use of the vast resources under our feet and rid ourselves of Net Zero madness.
That starts with Jackdaw, continues with Rosebank and it should continue with further exploration as well.

Decline is a choice - and we need the political leadership from MPs to champion why building this stuff is vital to sustain and enhance our national quality of life.

London's housebuilding collapse is a man-made crisis from City Hall, and families are paying the price.
A global London is pointless if a local London does not work for families, business, and Londoners. The steady exit of developers from London is now becoming a stampede.
I am running for Mayor to make City Hall work for inner and outer London.

The latest green belt statistics have been released - can we see grey belt policy in action?
The green belt has *increased* in size over the last decade.
Although the green belt shrunk last year, if it continued to shrink at the same rate it would last another 3,400 years.

It’s true that there are massive challenges for housebuilding - in many ways the problem has shifted from scarcity of land to the fact you can’t build at a profit. But let’s slash back the policy costs first before juicing the demand side on the same ridiculous cost base.
Maybe building our entire economy around services wasn’t a good idea. But at least we can pivot to physical AI in manufacturing & data centre buildout with our cheap energy and permissive planning system

Developer, British Land has downed tools on one of London’s largest regeneration projects “warning sign that the viability of residential development in the UK capital has reached crunch point.” In other words…not commercially viable. Until the economic mood music changes and rates fall, many a development in the Capital will languish - a promise yet to be fulfilled. @BloombergUK
