Whenever a client asks about a kitchen remodel, I first ask them, do you plan to live here during? How will you cook? If they go blank stare, it’s a red flag. 1. Move 2. Temp kitchen 3. Hire someone else 1/?
Public service announcement Getting your kitchen remodeled is the worst decision you can make, it will absolutely ruin your life. Just roll with a crappy kitchen. Much better quality of life.

How about this... You and I have an MMA/BJJ competition and the person who loses has to leave X for 6 months? I'll pay for the hosting site and the filming. Only way to win is to make the other person admit to the camera that they were wrong. I'll pay for all of the set up.

Gross. Meanwhile privately held units can be purchased for $60K.
That’s $375,000 per apartment unit to renovate btw. I’ll keep pointing this out until I die or until New York amends vacancy control to fix its broken housing system. Whichever comes first. gothamist.com/news/in-east-b…

These posts are sending me. My wife works a W2 in the email mines. It’s a great job, but if the boss calls at 9AM and says rerun the projections for the 10AM client meeting, that’s what happens. The idea of her running my business in her downtime is wild.
It's 0900 on a Tuesday at your W-2. Your quarterly review starts at 0930. You've got your wins on a sticky note under your monitor, because last quarter your boss said you "seemed checked out" and you've been on thin ice ever since. Your phone buzzes. It's Maria, lead teacher at the daycare you bought in Houston. "Kayla and Destiny both called out. I'm alone with 9 toddlers. Ratio is 4. What do you want me to do?" You know what the rules say she has to do. Call parents and send kids home. Every one of those parents has a job too. Some of them will pull their kid by Friday. You sneak to the bathroom so you can text the sub list again. Two numbers are disconnected. One says she found a full-time job. One answers: "$35/hr, can be there at 11." That’s $15 an hour more than what the old owner paid. You say yes. What the fuck else are you going to do? At 9:08 the front desk texts a photo. A little boy's forearm with a ring of purple teeth marks. "Mom is here. She says this happened yesterday and nobody told her. She's asking for the owner and won’t leave until she talks to you ." You text Maria. Maria is alone with nine toddlers. At 9:14 the mom emails you directly. She's polite. She asks which child bit her son, whether it's happened before, and how she contacts licensing. You can't tell her which child. You don't know if it's happened before. You know exactly how she contacts licensing, and so does she. You think about the savings you put down. The personally guaranteed debt. You think about the night you showed your wife the listing and said "trained staff in place, it basically runs itself." That was the last real conversation you two had; now you pass each other in the kitchen like roommates, and you can't remember the last time you asked about her day. If she doesn’t start taking more hours at work A- you’re going to need to move in with her parents. At 9:24 Maria texts again. "Destiny says she's not coming back. She got an offer at Primrose." At 9:28 your boss pings. "Ready when you are." You look at the sticky note. You look at your phone. The bite mark photo is still open. You join the call and smile.

Seriously? You think this is an acceptable way to leave an Airbnb? When trash and recycling receptacles are 20 feet away per the written instructions?

I have a cleaning crew come do my house and guess what, they won’t do my dishes. If I leave dishes in the sink, they leave it and won’t clean my sink this time. If I leave stuff on the floor, they won’t vacuum/mop. This is actually how the cleaning services operate.

If you find a good drywall guy, hold him close. Watch his kids. Wash his car. Whatever it takes. Go into debt if you have to. We had a warranty call on a mini split and had to open the wall. Yay. HVAC plus drywall and paint $1060. 🚮

That price difference means there should be plenty of alpha to PAY A CLEANER. Surprising that you’d need to explain this out to a “successful airbnb owner”
As a successful AirBNB owner, I chuckle at people who compare AirBNBs to hotel rooms. A 3 bedroom 2 bath hotel room is going to cost you $1000+++/night, if you can even find one. And it's maybe a little easier and cheaper to clean a normal hotel room rather than a house...

Why would I care? 🙄🚮
2 of the biggest ways which Americans get identified overseas, are by wearing: 1. Sunglasses 2. Baseball caps or trucker hats. As one of my Brit instructors used to say: "Leave your sunnies at home."

Get wrecked!
its just bonkers the new policy @airbnb is trying to put in place. Putting the dishes in the dishwasher, taking out the trash, pulling the sheets off the bed....they are just standard things any normal person would do when staying at a house. Why wouldn't a host be allowed to say that?

I don’t think affordable needs to correlate to shitty. Most of LA is already shitty, yet also not affordable.
You hate living in LA because housing is unaffordable You'd hate it 10x more if it ever became affordable

“How am I paying you a profit to finish your headache?” 🤣☠️ Demo is the cheap part…
Flipper tried selling me their problem today. Paid $1.78M Walls opened up No permits Foundation issues Underestimated a 4,000 sqft rehab Asking $2M. I offered $1.5M. How am I paying you a profit to finish your headache?

Dinner with an exec/friend at a large national property management company tonight. This person oversees ~150k apartments; access to an insane amount of data. Current multifamily market in most of the country is worse than S&L, .com bust, or the GFC. Worst they’ve seen. Class A mostly fine, decent rent growth. However: - credit scores at class A have gone down meaningfully over the past 3 years. - more people are paying rent via credit card. - average bank account balance noticeably lower than even 2 years ago - class A tenants stretched thin, living beyond their means. 20k comes in, 20k goes out every month. - starting to see these renters move down a tier Class B: - simply too many apartments, we built too much new stuff. Ripple effect is enormous. - fewer renters tomorrow than today. Same store foot traffic noticeably down year over year. Some markets down 40-50% - considering dropping rents below $700 a month on some 1beds in major southern markets. Class C: - looking at degrading NOI. Rents aren’t growing for a long time, but expenses keep creeping up - more renters are one missed paycheck away from disaster than they can remember seeing in decades - tenants aren’t paying rent because they simply don’t have it - wage growth has not kept up Lenders: - some major investment funds, household names, haven’t paid their mortgages in 2-3 years. Banks won’t foreclose because “X is a big client.” Mexican standoff. - a roof leak gets ignored, becomes water damage, then mold, then a down building. Buildings are rapidly deteriorating as some owners choose cash preservation over funding losses. - number of pre-foreclosure and REO deals is the highest as a % of total units they can recall. - data providers know it’s bad, but they’re paid to sell optimism to owners/lenders. So every forecast is “it will probably get a little better next year maybe” and that gets regurgitated at investment committees all over. I asked “how do you think this ends?” “Not sure. My gut says slowly then suddenly, and things will get really bad. Been doing this 40 years, you can feel it in the air. But, there’s a chance it’s just a decade of tolerable pain. I’m praying for that.”

Glad to see this get ratio’d and I haven’t read the comments (yet). The known cost (cleaning fee) is much less than the unknown cost of whatever chore list is bolted to the kitchen wall.
I own an Airbnb cleaning business. This was the best possible outcome for me and the worst possible outcome for guests and hosts The fewer things a host can ask a guest to do, the more they will ask us to do and the more we will charge for a cleaning fee. That cleaning fee will continue to get pushed onto the guests which raises the cost of every booking. Or, the host will eat the increased cost we give them and their profitability will decrease Guests pay more, hosts pay more, cleaning companies make more Lose, lose, win
