👀 @UKLabour ministers don’t want scrutiny. They just want to keep funding shared ownership newbuilds. Exhibit A.
🆕 The Lords voted to add a statutory review of shared ownership to the Social Housing Bill. As expected, @mtpennycook has now tabled a Government amendment to remove it. Another missed opportunity to listen to shared owners. ❌ 1. 🧵

Ah yes the classic tactic - the claim is too “premature” because it’s being investigated or “fixed”. Terrible. “Investigated” right up until the developer’s SPV folds. The laws in this country are not fit for purpose on property construction IMO. And the handover to private inspectors who avoid any kind of liability is nuts. If I made a defective design I’d be liable, that’s why we have to be qualified, careful and have P.I insurance. Building control has been reduced to a pointless function.

@michaelgove was right when he said people have more consumer protections buying a dishwasher than a new-build home. But he said that in October 2023 and we’re now 3 years on and the damage continues. The debate needs to focus on the quality of what is being built.

Most (56%) first-time buyers now pay more each month for their mortgage than they previously paid in rent. Four years ago it was just a third, research by estate agents finds, with David Fell of @Hamptons1869 on @Moneybox noon @BBCRadio4

And if they bought a leasehold flat, there's the uncapped service charge on top.

Your regular reminder that, if you’re a shared owner, you have no option to challenge the rent increases you’re required to pay. Your rent will continue to rise above RPI every year.
Rent going down is something most renters have only dream of. But for some, the Renters' Rights Act may be making it a reality. Vicky Spratt explains how a new tribunal ended up lowering Ana from Manchester's rent by £200 a month, with implications for the whole rental market

Calum thinks there are multiple reasons. Firstly, the property, built around 20 years ago, has issues with cladding. It also has service costs, ground rent and other fees totalling over £4k a year. Thirdly, the market is saturated with the type of property he is trying to sell

Feels like the dam is close to bursting and none of the other crises have been resolved yet.
Very worrying. And it’s not the first time blocks of flats have had to be decanted due to structural safety concerns. The building safety crisis is about far more than cladding and fire safety. @TomCopley, how many Londoners are affected?

What Dale says @AngelaRayner
The "quality" of new build developments in London and across the country is a huge problem affecting our generation seeking to buy their first homes. Defect-ridden flats appear to be everywhere. The housing crisis needs an honest debate on what we build, not how many we build.

Housebuilders to further benefit from Help to Buy expansion
Exclusive: John Healey is poised to make the government’s revived Help to Buy scheme more generous in a boost to middle-earners The chancellor was set to exclude households earning more than £90,000 outside London and £110,000 in the capital from the “Your First Home” scheme It offers first time buyers a 20 per cent equity loan to help them buy a new-build home, with an initial interest free payment and a minimum deposit requirement of just 2.5 per cent However, the initial earnings cap would have meant young couples with relatively modest incomes would have been unable to access the initiative. The median pay for a teacher is £51,048 and for a nurse the figure is £44,053 The Times was told that Healey recognised these concerns and decided to instead set the cap at £110,000 outside London and £140,000 in the capital thetimes.com/uk/politics/art…

No doubt there will now be prolonged finger pointing between developer, managing agent and building control whilst residents remain displaced, and potentially homeless. Still, at least we’ll have help to buy back soon!

And they wonder why the market collapsed. Cladding Latent defects And, as engineers review their designs against the accepted norm of the last 25 yrs - structural issues: was the design compliant at build. If it was, is that still good enough? I’m in this situation. A shitshow.
