This one has taken a little longer that we expected... Finally got the garage/facade rebuilt to resemble a historic garage door. New floor is poured, framing done, and MEP rough in is done. Hard part is behind us. Facade before and after below. More project pics below 🧵

I learned today this machine costs $500,000 and becomes obsolete within 5 years… 😬😬
I won’t pretend to know what it does exactly, but dumbed down, it prints on corrugated sheets. This does a sheet in 5 min… new ones do it in 1.5 min. Multiply that time savings by thousands and thousands of sheets and it adds up!
One of the cool things about #CRE is you get a sneak peak into tons of interesting businesses.

One of the things we are covering is the total listing volume right now. It keeps hitting new highs. We've seen a ton more buyer/seller activity over the past +/-30 days. We think the market is coming back this year!

since last August, STL has added 24,000 jobs to this past August and it looks like the growth has continued
Just shared this chart in the new newsletter on the #STL #multifamily & dev market, but take a look:
We've been noticing more multifamily deals hitting the market over the past few months and I decided to look into the data. Here is a chart of what we found.
Red area is the total Active Listing $$ Volume in STL/St. Charles. Green line is the # of active listings. Both have risen substantially since July ‘22. Volume is at the highest level in the last 5+ years and the # of listings is the highest since before COVID. Don’t miss the dot at the top right… Total volume in October has shot up considerably.
