🚨 BREAKING NEWS | JERRY MILLER EXCLUSIVE 🚨
UVA HEALTH PURCHASES FORMER STATE FARM CAMPUS ON PANTOPS FOR $48.3 MILLION — NET COST REDUCED TO $37.7 MILLION!
Multiple sources confirmed to Jerry Miller of The @iLoveCVilleVA Network that UVA Health purchased the former State Farm campus on Pantops.
The transaction represents one of the most consequential commercial real estate acquisitions in the Charlottesville and Albemarle County market.
💰 THE $48.3 MILLION DEAL — AND THE $37.7 MILLION NET PRICE
The gross purchase price was $48.3 million. However, a payment from the previous tenant/lessee to terminate its lease early reduced UVA Health's net purchase price to $37.7 million.
That's a $10.6 million difference between the gross purchase price and UVA Health's reported net acquisition cost.
🏢 THE PROPERTY BY THE NUMBERS
Gross purchase price: $48.3 million
Net purchase price: $37.7 million
Building space: Approximately 365,000 square feet
Campus: Approximately 55 acres
Parking: More than 1,200 spaces
Gross price per square foot: Approximately $132
Net price per square foot: Approximately $103
Location: 1500 State Farm Boulevard, Pantops, Albemarle County
A MAJOR NEW CHAPTER FOR PANTOPS
The former State Farm operations center has been a prominent fixture in eastern Albemarle County for decades. State Farm announced the closure of its local operations center in 2020, leaving the future of this enormous commercial property uncertain.
The campus previously sold in 2014 for a reported $72.9 million, making UVA Health's newly announced acquisition particularly noteworthy.
🏥 WHAT WILL UVA HEALTH DO WITH THE CAMPUS?
UVA Health plans to transform the property into outpatient healthcare facilities, with an anticipated opening around 2028.
The acquisition creates opportunities for expanded patient services, new healthcare employment, and significant redevelopment activity on Pantops.
It also raises important questions about traffic, infrastructure, surrounding businesses and the long-term economic impact on Charlottesville and Albemarle County.
THE BIG QUESTION:
How will UVA Health's acquisition reshape Pantops, and what medical services should be prioritized at the former State Farm campus?
The I Love CVille Network will continue following the redevelopment, future investment, employment opportunities and economic implications of this major transaction.

🚨 Albemarle County Public Schools sex scandal: Who is the insurance company really protecting — our children or the school system?
💰 Follow the money. Follow the insurance. Follow the investigation.
A troubling new question is emerging in the Albemarle County Public Schools scandal: Is the insurance-funded investigation designed to uncover the truth — or protect ACPS from lawsuits?
According to information shared with The @iLoveCVilleVA Show, School Board member Bob Beard allegedly suggested that insurance would cover the school division’s legal expenses and that it was no big deal.
But here’s what Albemarle County taxpayers need to understand.
🔴 1. Insurance doesn’t mean free.
ACPS reportedly participates in VAcorp, a self-insurance risk pool serving Virginia school divisions and local governments.
That means legal expenses and liability claims could ultimately affect the costs borne by participating public entities.
Taxpayers may still pay the price through future contributions, premiums or other financial consequences.
🔴 2. Who is the investigation really serving?
An insider familiar with the situation raised a provocative possibility in correspondence with The I Love CVille Network:
What if the insurance provider is funding the investigation primarily to defend ACPS against potential legal claims?
If that’s the case, the investigation could serve a very different purpose from the independent, transparent accounting parents and taxpayers are demanding.
An investigation designed to defend against liability is not necessarily an investigation designed to deliver public accountability.
🔴 3. Will the public ever see the full truth?
Insurance providers have legitimate reasons to investigate potential liability.
But investigations conducted for legal defense purposes may involve confidentiality and attorney-client privilege.
That raises serious questions:
❓ Who selected the investigators?
❓ Who controls their findings?
❓ Will the complete report become public?
❓ Could evidence of administrative failures remain confidential?
❓ Are taxpayers financing an investigation whose findings they may never see?
⚠️ Here’s the biggest question:
If ACPS is relying on its insurance provider to fund an investigation into its own potential failures, how can the public be assured that the investigation is genuinely independent?
Parents deserve answers. Students deserve protection. Taxpayers deserve transparency.
Insurance funding alone does not establish that an investigation is compromised or that anyone intends to conceal wrongdoing. But the financial arrangements, investigative scope and disclosure commitments deserve public scrutiny.
🎙️ What do you think?
Should Albemarle County Public Schools commission a completely independent investigation with a commitment to release its findings publicly, subject to legally required protections for students and victims?

The Albemarle County School Board forced the resignation of Jim Dillenbeck from the school board because he released confidential information. However, School Board Member Kate Acuff can live-text disgraced former Superintendent Dr. Matt Haas from inside a closed school board session, but there is no internal call for her resignation?
The hypocrisy of it all.
Make it make sense.

JIM DILLENBECK RESIGNS FROM ALBEMARLE COUNTY SCHOOL BOARD ... But the Clowns Remain!
Albemarle County School Board member Jim Dillenbeck has resigned after his fellow board members called on him to step down following his controversial October 1 town hall.
The resignation is another significant development during an extraordinarily turbulent period for Albemarle County Public Schools.
At the town hall, Dillenbeck spoke publicly about personnel matters, administrative leaves and transfers inside ACPS while arguing that greater transparency was necessary to rebuild trust with parents and the community.
Now, his fellow School Board members say he crossed the line.
In a statement, Board members accused Dillenbeck of revealing confidential personnel information, contradicting facts known to the Board, presenting rumors and opinions as facts and making false statements about the school division.
“Dillenbeck broke our trust, and we called on him to resign,” the Board said.
Dillenbeck had previously said at least 15 ACPS employees had been placed on administrative leave during a 30-day period and characterized the situation inside the school division as a “crisis situation.”
His resignation adds yet another leadership change for ACPS in 2026, following the departures of Superintendent Matthew Haas, Hollymead Principal Joe McCauley and School Board member Allison Spillman, among other upheaval across the division.
The Rio District seat will now have to be filled by appointment.
THE BIG QUESTION:
Where should Albemarle County Public Schools go from here to rebuild trust with parents, teachers, staff and taxpayers?
THE BIGGER QUESTION:
Why have all these clowns not resigned yet? Don't our children deserve that?

BREAKING NEWS: Ross Hotel Partners Buys The Doyle Hotel For $22 Million
CHARLOTTESVILLE, VA — Ross Hotel Partners and its investment team have purchased The Doyle Hotel in Charlottesville for $22 million, Butch Ross, principal of Ross Hotel Partners, confirmed exclusively Tuesday morning with Jerry Miller of The @iLoveCVilleVA Network.
The sale of the prominent hotel at 499 W. Main Street closed Friday, October 2, 2026, Ross said.
Ross partnered with Dipan Patel, CEO of Buckhead America Hospitality, on the acquisition. The partners used a "friends and family raise to capitalize our project," Ross told The I Love CVille Network.
THE DOYLE NAME WILL CHANGE AGAIN
The property will continue operating as The Doyle Hotel for approximately four to six months. Ross and his partners then plan to rebrand the hotel under a new name while transitioning the property into Hilton's Tapestry Collection, a move expected between the first and second quarters of 2027.
"It's not wise to have another name change in such a short time," Ross explained to The I Love CVille Network. "We will announce a new name for the hotel next year."
The Hilton affiliation will become a significant component of the new ownership group's strategy.
"Joining The Hilton Tapestry Collection is necessary because the consumer is hunting for that Hilton brand," Ross said. "They want their rewards points. That's where we saw an opportunity [with this deal]."
PINK GROUSE TO BECOME ELEVATED SUSHI CONCEPT
One of the first major changes Charlottesville residents will see won't require waiting until 2027.
Ross confirmed that ownership plans to reimagine The Pink Grouse, the farm-to-table restaurant and lobby bar inside The Doyle. Before the end of 2026, management intends to pivot and rebrand the restaurant into an elevated, first-class sushi concept.
The Indigo Road Hospitality Group of Charleston, South Carolina, will manage The Doyle's food-and-beverage operations.
Dreamscape Hospitality, a Dallas-based third-party hotel and hospitality management company, has been contracted to manage the hotel itself.
"We are like kids in a candy store right now," Ross told The I Love CVille Network. "We are going to breathe life into The Doyle."
ROSS WANTS THE DOYLE TO CLIMB CVILLE'S HOTEL MARKET
Ross was candid about where he believes The Doyle currently sits within Charlottesville's competitive hotel landscape — and where the new ownership group intends to take it.
"Right now, we are competing at the bottom of our competitive set, and that is going to change quickly," Ross said. "It's all about getting heads on beds right now."
Ross expects The Doyle to compete directly with some of Charlottesville's most recognizable upscale hotels, including The Draftsman, The Graduate, Kimpton The Forum Hotel and the Omni Charlottesville Hotel.
The strategy suggests Ross Hotel Partners isn't simply acquiring The Doyle and maintaining the status quo. The new ownership group plans to reposition the property, strengthen its food-and-beverage offerings, tap into Hilton's massive loyalty ecosystem and compete more aggressively for Charlottesville's leisure, business, university and event-driven hotel demand.
ROSS TO DISCUSS $22 MILLION DEAL LIVE ON THE I LOVE CVILLE SHOW
Ross will join Jerry Miller, CEO of @TheMillerOrg and host of The I Love CVille Show, live at 12:30 p.m. Tuesday, October 6, to discuss the $22 million acquisition, the future of The Doyle Hotel and his group's plans for the property.
The interview will offer Charlottesville an opportunity to hear directly from the new ownership about one of the city's most significant hospitality transactions of 2026.
