i don't disagree, 20% is psychological, it could be 15% or 25%, given millions have overpaid, a 20% fall, a bit lower or higher, will be a huge shock
10% is a minor inconvenience, made up overtime with inflation, 20% is another story (20% loss erases 25% gain)

that's because demand is driven by credit
supply and demand dynamics in housing market aren't the same as let's say supply and demand dynamics in bananas, one is credit driven, the other isn't and is a better representation of true supply and demand when prices spike or drop

Europe is giving asylum and welfare to people who admit they killed a woman at sea on the way over there for being a "witch." Just think about this for a second.

after 20% fall, there will be a flood of sellers; people aren't stupid, once they see 20% fall, they'd know it's game over, 30% will result in even more pressure; just as feedback loop accelerated them higher, same feedback loop will decelerate them lower (there is still anchoring bias in the market, reality hasn't hit many sellers yet, once that occurs, there will be a massive, unprecedented rise in sellers)

Almost an entire American town lives in one building.
Whittier, Alaska, has roughly 270 residents. Most of them live in Begich Towers, a 14-storey former army block with the post office, police station, a shop, a clinic and a church inside it.

Jensen Huang went all the way to Tokyo to say thank you to the man who handed him $5 million three decades ago. Without it, there would be no Nvidia.
Back in the mid-90s, Nvidia was being paid by Sega to design the graphics chip for Sega's next console.
But Nvidia had backed the wrong technology. The whole industry was moving the opposite way, and that chip would never work.
Jensen had two options. Keep building it and fail, or walk away and run out of cash.
Jensen went to Shoichiro Irimajiri, Sega's president, and was honest with him. Nvidia's approach was a mistake, and Sega should look for a different partner.
Then he asked Sega for the money anyway. Without that money, Nvidia was done.
Irimajiri agreed. Sega invested $5 million.
Jensen later said that money bought Nvidia six months of life. They spent it building a new chip, the RIVA 128, which sold more than a million units and rescued the company.
Today Nvidia is worth more than $4 trillion.
This summer, at a Sega arcade in Tokyo, Jensen stood before Irimajiri and thanked him.
Would you have been honest with your customer?

this is nothing vs what's coming, mortgage issuance share of GDP is 13%, long term the ratio is 4%-5%, a 60%-70% drop in mortgage issuance, to return that ratio back to 5%, will absolutely obliterate real estate prices and there is no reason to believe it won't mean revert, it was elevated due to gargantuan credit bubble (70% of banks assets are in mortgages/residential real estate)
in 2000 we had two small busts, 10% drop in Sydney as RBA hiked rates in early 2000s and another 10% drop after GFC, mortgage debt is 3x-4x vs 2000s, there is no reason to believe prices won't drop 30%-40% in capital cities (50%-60% worst case scenario)
