And they wonder why the market collapsed. Cladding Latent defects And, as engineers review their designs against the accepted norm of the last 25 yrs - structural issues: was the design compliant at build. If it was, is that still good enough? I’m in this situation. A shitshow.

Wrong. Buyers have greater appreciation for having a home where they control costs and maintenance, rather than being in financial servitude to a third-party freeholder. Developers should change their product and sell flats with a share of freehold. They prefer scamming though.

The Remediation Bill is here. We cannot support it in its current form. Nearly a decade after Grenfell, innocent people are still paying for others’ failures. Labour must turn words into action: make homes fully safe and hold those responsible to account. Our statement ⬇️

Labour must take control of remediation, hold developers to their deadlines and make homes fully safe and sellable - whatever their height, defects or tenure. The Remediation Bill cannot be an excuse to wait. @AngelaRayner @andyburnham

I’ve just written to @carla_denyer to ask for support on the ongoing lack of progress finishing remediation of my BS1 apartment as @BarrattRedrow continue to drag their heels. Hope I get a reply this time.

More detail about the building in Poplar where a man died in a fire at the weekend: - Building was fitted with combustible Hemsec insulated panels, which were non-compliant at the time of build (oddly described as 'inflammable' by the manufacturer) peteapps.substack.com/p/a-fi…

Peter Apps on PAS9980 : Reliance on subjective judgement leaves us in a position where buildings which don’t pose a great risk might be remediated and those with serious risks may not. Unfortunately, the story relayed above is an example of this. The years spent going backwards and forwards over whether or not to remediate the building were essentially lost. In not cohering with the views of insurers, PAS 9980 also leaves residents in a position where their block might be remediated, in a years-long, highly disruptive process and then still be faced with punishing insurance costs and severe difficulty getting a mortgage. As the Lib Dem MP Al Pinkerton said in Parliament this week: “When assessments of the same building reach different conclusions, remediation can be delayed, funding becomes harder to secure, lenders lose confidence and residents are left wondering whose judgment they can ultimately trust.” A more prescriptive statement of what needs to be remediated and what doesn’t would also have weaknesses - there are not simple or perfect solutions to a problem like this one. However, everyone involved in this saga could do with certainty. The subjective approach espoused by PAS 9980 will always leave us short of this.

Replying to @mtpennycook
@mtpennycook will offer his thoughts and prayers to get you through this. There is no leasehold crisis or market paralysis that requires his immediate attention. End of Parliament in 2068 is the target date for RTM reforms and leasehold abolition. Hold tight until then.
Here’s why we can’t wait that long @mtpennycook 33rd flat repossessed this weekend. That’s 21% of all our flats. Last resale was for 40% of price paid 23ys ago! Building run by rogue landlord the GLA has been asked to ban. We have leaseholder majority. Still can’t get RTM.

Let’s go @andyburnham @AngelaRayner. Free leaseholders and the flats market from the systemic rip off leasehold subscription model and get the flats market moving again. Get the message out that the UK is no longer an economy for wealth extractive grifters. Don’t leave us hanging
