I’m starting to think the whole “RENTING IS THROWING MONEY AWAY” advice is completely broken in this market.
A standard 2-bedroom apartment rent is $1,950/month.
To buy a basic $380,000 starter home with 10% down at today’s 6.8% interest rate, your monthly payment isn't $1,950. It’s $3,150/month after principal, interest, property taxes, and insurance.
Out of that $3,150 monthly payment, roughly $2,100 goes STRAIGHT into interest and taxes during the first five years.
You aren't building equity. You're handing $2,100 a month to the bank and government instead of handing $1,950 to a landlord….. plus you’re on the hook when the $12,000 roof leaks.
Boomers keep telling young people "buy a house as soon as you can," but when unrecoverable ownership costs exceed rent, renting is literally preserving capital.
Am I missing something, or has ownership math turned into a trap?

Yikes. The 10-year bond yield climbed above 5.2% today for the first time since summer 2007.
Wall Street may think this is ok, but it's jarring for Main Street. This is painful for many Americans.
1) Mortgage rates are back above 7%
2) Auto loan rates are rising swiftly now too
3) Personal loans have been a lifeline for many moderate-income Americans, but those rates are also climbing
4) Refinancing is dead. Any household or small biz hoping to refi a loan is struggling
5) Many banks are sitting on bonds that yield under 5%, so they're having to hedge their holdings (to avoid selling at losses)
There's a lot of pressure building on the economy from higher borrowing costs.

People keep saying:
"At least your mortgage payment is fixed."
Not really.
Insurance goes up.
Taxes go up.
HOA dues go up.
Repairs go up.
The interest rate may be fixed. Homeownership costs aren't.

Another reason to rent instead of owning a home. It is all fun and games until your water heater goes out in the dead of winter, or even worse, your HVAC system wants to die in the summer and you have to shell out thousands of dollars.

US home prices just hit an all-time high with 30-year mortgages at 6.55%.
10 years ago, the average new home cost $350,000 and rates were 3.5%.
Today, the average new home costs $540,600 and rates are 6.55%.
With 20% down, the mortgage payment has more than doubled, from $1,257 to $2,748/month.
Meanwhile, 49% of Americans under 30 now live with a parent, up from 37% in 2019.
Crazy numbers.

"Renting is throwing money away" hits different when you've just handed a roofer $18,000 on a Tuesday. Ownership has costs that never appear in the mortgage vs. rent comparison. Run the full numbers before picking a side.
