When someone asks, "how's the market?" Do you have a good answer? Obviously, understanding your local market is critical. But if you don't understand what's happening on a macro-level, nationally with housing, rates, inflation, Fed decisions, demand, and the economy you're missing half of it. That's exactly why @ByronLazine hosts the Hot Sheet. This is @nowbammedia's live, weekly market briefing now every Monday at 9:30 EST/6:30 AM PST. The exact questions Tom Toole asks buyers after every showing: Ask them directly what they thought (and ask with a smile). 1. Have them rate the home on a 1 to 10 scale, with one rule: they can’t pick seven. 2. Ask why they landed on that number. 3. If the answer lands on a five or six, dig deeper. Here’s exactly what that sounds like:

"What did you think? Can you rate the home one to 10, and you can’t pick seven. What made it that number?” Seven is the number everyone defaults to, so taking it off the table forces a real answer. Here’s how I read the number once it comes back: “Anything below a seven, I’m not going to really want to get you into moving forward. And if it’s above a seven, hey, this is offer territory. We may want to think about how we move ahead on this property.”

When the score comes in low, at a five or a six, I ask a follow-up: “What made that home a five or a six? What would it have to have to be above seven?” Asking why forces a real conversation, and that conversation teaches your clients about the market every time they walk through a home. Touring homes has value on its own. Feedback is what turns that value into sharper decisions the next time you go out.
