So….this arrived this morning. Advance copies of my forthcoming book.
Three years’ worth of work has gone into it. I’d been told it’s a big moment for author hold the finished product in one’s hand for the first time…and I can now concur. Huge.
Right now, I feel a sense of relief as much as anything.
The book is about the 18-year economic/real estate/financial cycle. I take readers on a journey through it, providing analysis and guidance on what they should do at each stage.
I wrote it to be “an investment guide to the future”.
Copies can be pre-ordered - see links here Linktr.ee/akhilgpatel
The neoconservatives will never learn. It’s never “we should not start war” it’s always “we should fight even more war”.
Mr. Vice-President,
Please allow me to present a different perspective.
The problem was not the Iran War. It was the cease fire.
If you start a war, you need to win it and finish it – otherwise don’t start it.
This war should have been over six months ago, with the Strait of Hormuz wide open and oil flowing. The second and third tiers of Iranian leadership should have been destroyed, and we should have supported the pro-western forces who could have taken leadership. We stood on the brink of a new, more peaceful Middle East - and then we blinked. We had a chance not only to deny Iran nuclear weapons, but to get rid of the world’s biggest supporter of terrorism.
Instead, we had a cease fire, which was followed by months of will we or won’t we finish the job. Every day was a different message. There still is. Is the war over? Is it about to begin? No one knows. There is confusion and inconsistency.
In June 2025, America was not involved. This was an Israel vs Iran issue.
No one forced the United States to attack Iran then, or in February of 2026. It was a decision made by President Trump. In my opinion, it was the right decision.
Once the decision was made, we should not have stopped until the regime fell. But instead, you negotiated a cease fire that didn’t last, didn’t work and left us in no man’s land, with higher prices and our troops still deployed.
Our troops could have been home, the Navy returned to its bases, a peaceful regime in place , new alliances forged, and gas prices below $3.00 a gallon.
No, Mr. Vice President. It’s not the war. It’s the so-called cease fire.

Most macro is just crap . However the Land value cycle used by @Phil_J_Anderson and @AkhilGPatel in their books (The Secret Life …and The Secret Wealth Advantage) is most useful macro I have come across. Read these two books.

How do you invest when markets send mixed signals?
Yields are rising fast, US stocks are leaning on a few names, and stress is building in property and private credit.
In our Q3 update, @AkhilGPatel and @TimMoffOak break down the September quarter, what they’re watching heading into Q4, and how we’re positioning the Oakleigh 18.6 Strategic Investment Portfolio.

Over the past 12 months, the Oakleigh 18.6 Strategic Investment Portfolio returned +10.6% as it navigated changing market conditions and elevated downside risks.
As the 18.6-year Real Estate and Banking Cycle moves into the latter stages of Second Half Expansion, the Portfolio selectively increased growth exposure while reducing cash and cash ETFs from 52% to 27%, maintaining a focus on capital preservation and flexibility as risks increase.

Yet another politician who has no clue about the fundamental problem of high land prices and their horrible effects. Third world countries at least have cheap land….
Please DM me, @RupertLowe10, and I will send you material to help you understand it better.

We’re seeing a big split in the market right now.
Residential real estate is cooling off fast across the US, London, and Australia. Meanwhile, billions are being pumped into AI data centers on the commercial side.
What will happen next?

Even the sensible one is behaving like an idiot as the US economy glides steadily towards a major recession economic crisis. You could not make this stuff up.

Markets just flipped on rate-hike odds.
New Fed Chair Kevin Warsh's Jackson Hole speech convinced traders he's serious about inflation. Odds of a September hike jumped from "unlikely" to "high probability" almost overnight.
Mortgage rates are already feeling the pressure.
For those tracking the 18.6-year land cycle, tightening credit at this stage of the game is a signal worth watching closely.

Australia’s property boom may be starting to crack.
Bathla, a major Sydney developer, collapsed under more than A$3.3 billion in debt.
Then private credit funds exposed to Bathla began restricting withdrawals.
This is how property cycles turn.
One failure becomes a warning. Then the snowball starts rolling.

How record-breaking buildings signal incoming economic crashes.
In economics, it is known as the "Skyscraper Index" or "Cantillon Effect" on page 367 The Secret Life of Real Estate and Banking.
Historically, the completion of the world's tallest buildings has perfectly coincided with the exact peak of the 18.6-year real estate cycle. Such as the completion of Burj Khalifa in 2010 as the world's first tallest man-made structure.
But once it was completed, there were hardly any tenants inside.
And why does this happen?
Massive, speculative skyscraper projects require peak hubris and unlimited, cheap credit—conditions that only exist at the absolute height of the "Winner's Curse" phase.
By the time these monumental structures are completed and open their doors, the credit cycle has already begun to tighten, and the broader economy is teetering on the edge of an economical downturn. When you see record-breaking mega-projects breaking ground globally, it is the leading case study that a severe market correction is about to happen.
So the next question would be, how would you prepare if such a situation arise?
One of the easy way to protect your asset, is to build enough cash position within the duration of the downturn, and not going deeply into more debt.
Because the banks, they always lend you umbrella when you don't need it. But when you do, they'll take it away.

Why does it feel like regular people are drowning in financial worries?
The 18.6-year cycle has reached its most brutal phase: the crushing "Affordability Squeeze" where regular households pay the ultimate price for late-cycle speculation.
While the top of the cycle inflates massive corporate AI budgets and creates $570 trillion in "paper wealth" for asset owners, it simultaneously unleashes a devastating cost of living crisis for everyday citizens.

What happens when a central bank steps in to defend its own currency?
Japan has been buying yen to stop it sliding further, but that defence isn't free. It means selling US assets, pulling on Fed facilities, and sending ripples through Treasuries and global risk markets.

Is AI the final mania of this property cycle, or something entirely new?
Rising leverage, a hedge fund liquidation, and converging risks across yields, debt, and inflation are raising big questions for investors right now.
In our latest Intraquarter Q3 update, Akhil Patel (@AkhilGPatel) and Tim Moffatt (@TimMoffOak) break it all down and outline how we're positioning the 18.6 Strategic Investment Portfolio.
