Listening to my conversation with @GonzaloLira1968 I recorded back in April 2023 in preparation for a show this week it's amazing how the United States just abandoned him. This was the last interview he did recorded two days before his arrest. youtube.com/watch?v=xYku0fzG…

Replying to @WGMorrow
WG — I see a lot of people using game theory ideas. I find that insufficient and have said similar to @BretWeinstein who holds game theory in higher regard. A What has been successfully predicted about Hormuz or jabs using game theory modeling that would not be within the real of mathematical chance? Did game theory predict Trump or RFKjr treason? Am seeing people who believe in Game Theory (and I think “believe” is the appropriate word) but who were surprised by RFKjr and Trump treasons, and/or by Israel’s genocides. Am seeing little or no value of game theory modeling in predicting why major dope pushers push dope to millions of young people. But in my current working-paradigm this fits perfectly and is historically thick and rich in example. Such as the Pope who pushed Vin Mariani (cocaine wine) in the 1800s. I have one of the original bottles, btw. Empty. That major influencers push game theory appears prima facie a distraction operation. A shiny-object truth-machine that appeals to academics but is useless — other than as distraction — in this perpetual global knife-fight that includes massive cult-combat. We constantly see “analysts” using versions of game theory to predict escalation dynamics, etc., such as now at Hormuz. I just watched the man-child Rubio pushing game theory ideas during a press conference. Rubio did not call it game theory but was 100% describing game theory dynamics regarding escalation dynamics with Iran, and he was lying or foolish every step of the explanation. There is no game-theory-like “negotiation”. This is global genocidal war. Hormuz is just one important square on a board with many important squares. I have one of the earlier editions of “Theory of Games and Economic Behavior.” Not this copy for $125,000, but a far more street price! Fascinating and important ideas but how can this be used to analyze cults who are not playing games but are committing constant genocide to rule the world? They are not playing games. Game theory has its place. But in this knife fight. We need skills that include the ability to look at a man for a brief period — and to make consistently accurate intuitive leaps about his character and behavior. Scale this up from man-size to cult-size. Scale up again to the size of known human history, as best as possible. Vital are people who can read people and who have a sense for historical flows. @HistoricalDA @HealthRanger @Matt_Bracken48 @WeTheBrandon @annvandersteel @CoffeeandaMike @FatEmperor @ganaha_masako

I would do the same thing if I lived in Ohio.
The gaslighting and attacks are INSANE. I'm not voting for Vivek Ramaswamy. He has not earned my vote and doesn't represent my values very well. It's really that simple. So many of you have made political parties an idol. Sad to see.

Yikes...worth the 90-second read 😳
Dinner with an exec/friend at a large national property management company tonight. This person oversees ~150k apartments; access to an insane amount of data. Current multifamily market in most of the country is worse than S&L, .com bust, or the GFC. Worst they’ve seen. Class A mostly fine, decent rent growth. However: - credit scores at class A have gone down meaningfully over the past 3 years. - more people are paying rent via credit card. - average bank account balance noticeably lower than even 2 years ago - class A tenants stretched thin, living beyond their means. 20k comes in, 20k goes out every month. - starting to see these renters move down a tier Class B: - simply too many apartments, we built too much new stuff. Ripple effect is enormous. - fewer renters tomorrow than today. Same store foot traffic noticeably down year over year. Some markets down 40-50% - considering dropping rents below $700 a month on some 1beds in major southern markets. Class C: - looking at degrading NOI. Rents aren’t growing for a long time, but expenses keep creeping up - more renters are one missed paycheck away from disaster than they can remember seeing in decades - tenants aren’t paying rent because they simply don’t have it - wage growth has not kept up Lenders: - some major investment funds, household names, haven’t paid their mortgages in 2-3 years. Banks won’t foreclose because “X is a big client.” Mexican standoff. - a roof leak gets ignored, becomes water damage, then mold, then a down building. Buildings are rapidly deteriorating as some owners choose cash preservation over funding losses. - number of pre-foreclosure and REO deals is the highest as a % of total units they can recall. - data providers know it’s bad, but they’re paid to sell optimism to owners/lenders. So every forecast is “it will probably get a little better next year maybe” and that gets regurgitated at investment committees all over. I asked “how do you think this ends?” “Not sure. My gut says slowly then suddenly, and things will get really bad. Been doing this 40 years, you can feel it in the air. But, there’s a chance it’s just a decade of tolerable pain. I’m praying for that.”
